September YTD Housing Market Update: 🔑🏡 Higher mortgage rates and low inventory continue to impact our local housing market. On Wednesday, October 04, 2023, the national average 30-year fixed mortgage APR is 7.90%, according to Bankrate's latest survey of the nation's largest mortgage lenders. In Fairfield County -home sales dropped 19.72% month-over-month and 26.3% year-over-year. New listings increased for single-family homes and decreased slightly for townhouses/condos. Average sales prices are up month-over-month, with single-family homes at $1,052,804 (6.3% increase) and townhouses/condos at $450,730 (9.9% increase). Days on market vary between property types. Inventory is down significantly for both single-family homes and townhouses/condos. January 2023 Market Update. Locally, inventory shortages will likely keep prices from dropping as buyer demand continues to outpace supply, which remains limited with under two months' supply throughout most of Fairfield County. Looking ahead to 2023, much depends on inflation, mortgage interest rates, and the broader state of the economy, although economists predict many of 2022's national housing trends will continue into the new year: home sales will soften, price growth will moderate, inventory will remain tight, and there will be greater variability between markets, with some regions possibly seeing price declines while other areas of the country remain in high demand and experience price growth. The US housing market is undergoing a significant shift. Here in lower Fairfield County, we remain at a severe inventory deficit. The number of buyers looking to purchase homes still outnumbers the properties listed for sale. As we have been reporting, days on market remain historically low, sale prices continue to hover above the list price, and the average sale price is up year-over-year in the majority of the towns where we represent buyers and sellers.

Here they are! For those of you wondering how our market here in lower Fairfield County differs from what's being reported on the National level, it's clear to see that for the month of October we had an incredibly healthy, steady market. In fact, List to Sale Price was up significantly above 100% in all of the towns we covered while inventory levels continue to land below the buyer demand. Well-priced homes with little to no work needed, drive the greatest number of showing requests and have the lowest number of days on market.

There has never been a better time to connect with your local real estate expert.
