Toni Mickiewicz Realtor I haven't always been a Realtor, although it might have been an easier path to go into the family real estate business right from the start.

[email protected] My Grandfather founded Town and Shore Real Estate Company in Norwalk before it became DiScala Associates and morphed into a commercial real estate company. But I was more interested in psychology. I was the first in my lar

ge family to go off to college and get my master's degree. I loved being a psychotherapist, and as a profession it was a good fit for me. Coming from a large family with questionable boundaries and overly expressive temperaments, I developed a good skill set for helping people. I am told I am a good listener and problem solver, as well as compassionate, honest, and kind. At some point along my own journey, I quickly realized that these same skills could easily be applied to the real estate profession. It occurred to me that for most people, buying and selling houses isn't just a task, rather the underlying motivation is often fueled with emotion due to some specific life event: marriage, divorce, job relocation, downsizing, extended family needs, all of which bring emotion to the process. My previous profession adds a layer of expertise in helping people manage that emotional energy that comes with making all of the decisions related to a move. Not always, but often, people just want a calm voice in the storm and a steadfast person that they can trust. Sometimes the relationship becomes more important than the sale. That might sound counter intuitive for a sales person, but I have found that the importance of that relationship is underscored in the repeat business and referrals that my clients give me and I can't think of a nicer compliment. Do you know who is responsible for closing out a permit on work that was done on your home?

1)contractor
2)homeowner
3)next owner

You might be surprised to learn that it is the homeowners responsibility. Many homeowners feel that they have hired a contractor who pulled the permit to do the work so they should close it out, but that’s not always the case.

If you’re having work done on your house with a licensed and insured contractor who understands it is important to pull the permit to do the work, also ask them if they plan to close it out or if that will be left to you.

Do you have more questions about this subject? If so, DM me and let’s talk it through.

Toni and Pam highlight some of the recent architectural saves and losses in Westport as the towns landscape evolves.

Architecture is memory you can walk through. Once it’s gone, the town changes with it.

Preserved. Renovated. Demolished. Replaced…. How do we decide?

The question isn’t whether Westport has changed. It’s what kind of character survives the change.

Exploring Old Mill Beach: History, Art, and Westport’s Hidden Gem

We visit Old Mill Beach, one of Westport, Connecticut’s four beaches, and explore its rich history dating back to 1711 when a mill operated on the site. We discuss how the mill was run by the Cable and Sherwood families for nearly 200 years before being converted to a private residence in We also talk about the area’s connection to Marilyn Monroe, who rented a summer cottage here in 1955, its famous oyster beds that once supplied New York’s Oyster Bar, and how the picturesque location has long attracted local artists to paint and find inspiration.

This property had a longer journey than most in this market—and through no fault of its own. Behind every “Just Sold” sign, there is a story of what happens between the listing and the closing. For this home, that story involved a few unexpected hurdles:
• Tenant Turnover: The tenants left unexpectedly, forcing my clients to hit the market sooner than planned.
• Property Prep: The home required a deep interior and exterior clean to meet my standards for market readiness.
• Financing Roadblocks: We navigated two separate buyer financing delays, including one that fell through at the very last minute.
• Nature’s Curveballs: Significant snow events and a fallen tree required immediate coordination and clearing.
• Long-Distance Management: All of this took place while my clients were out of the country.
I share this because a “Just Sold” post doesn’t always show the value of a diligent, boots-on-the-ground Realtor. My job is to manage the chaos behind the scenes so my clients don’t have to.
I’m thrilled for my clients, and I’m honored by their trust in me to get this across the finish line! 🏠✨

The Golden Rule of Mortgage Approval
Once you receive your mortgage commitment, it is vital to freeze all major spending until after your closing.
Why it Matters
Lenders often perform a final credit refresh right before you sign the paperwork. Taking any of the following actions can jeopardize your loan:
• Financing a new car
• Booking an expensive vacation
• Buying furniture on credit
The Risk
These purchases can alter your debt-to-income (DTI) ratio or lower your credit score. Even a small shift in your financial profile can cause a lender to revoke the commitment
or change your terms.

I talk about the power of first impressions after meeting a woman who remembered me from a brief encounter years ago at an open house. I discuss how first impressions impact not just people, but also homes when they’re for sale. I emphasize the importance of curb appeal—your yard, walkway, door, and exterior maintenance—because buyers often form their initial impression the moment they step out of their car. I remind viewers that this first impression could make all the difference in selling your home.
