Let’s break it down…

I chose 9 towns in Greater Boston’s Southwest suburbs to provide a basic understanding of where home sales are sitting right now in 2026.

You might be surprised at some of the numbers across these 9 towns.

Norfolk and Medfield are both pushing past the $1M mark, while towns like Franklin, Walpole, and Millis continue to offer strong value relative to location and lifestyle. Foxborough and Wrentham are still coming in below some neighboring towns — but with limited sales, pricing can move quickly.

The median sales price provides the middle value of where homes sold, half of the homes sold above the value and half sold for less.

It’s also important to note that some towns only had 4 sales, which means one higher end or lower end sale can shift the median dramatically.

Do these numbers surprise you?

If you’re thinking about selling in 2026, you need a strategy that’s hyper-specific to your town, neighborhood, and price point.

When it comes to selling your biggest financial asset, you need to understand where your home falls within your town.

I never expected any of this…

As someone that grew up in Walpole, MA, I never considered myself a city girl.

But, shortly after graduating from Merrimack College, I found a new home in Somerville.

I loved living in the city! I walked everywhere, there was so much to do like going to see live music on a whim or doing community boating on the Charles.

When I got engaged we decided to search for a home in the suburbs, but a part of me did not want to leave the energy of the city.

We chose Franklin, MA because the homes were affordable, it has 2 commuter rail stations and it was close to Rhode Island. My company just moved to Smithfield, RI and my husband worked in Boston.

It was definitely an adjustment going from city life to life in the suburbs.

When I had my kids I found myself taking them into Boston all the time so I could get my city fix. They loved it!

I eventually grew to love Franklin because:

✅ There are a lot more restaurant options than people would expect. You can keep it casual and meet friends at a local pub or go somewhere that feels a little more elevated with great cocktails and a really good menu.

✅ On a whim we might decide to go to the driving range, take a walk at Del Carte Conservation or the Southern New England Trunkline Trail

✅ Franklin is between Boston Logan International Airport and T.F. Green International Airport in Warwick, RI. We usually fly out of T.F. Green is we can get a direct flight because the traffic isn’t as bad as driving into Boston.

✅ Franklin is along Rt 495 which is perfect for us since we go up to Maine and New Hampshire a lot.

✅ Sometimes on a whim we head to our favorite Teddy Gallagher’s in downtown Franklin to grab a drink, listen to music, play music bingo. Or, we head to La Cantina Winery for some karaoke…I’m a spectator not a singer.

Moving back to the suburbs was definitely an adjustment, you may find yourself longing for the energy of the city.

But, Franklin has an energy of its own and you don’t have to fight the Boston traffic to get to it.
