If you’ve inherited a house, chances are that you’ll have to go through the probate process before you can sell it. Here are the basics of probate, which is the legal process you have to go through to legally inherit property and settle the estate.

1. Find a good probate attorney to guide you through the process. Your attorney will help you file a petition to start the probate process.

2. Notify all beneficiaries that you have petitioned for the probate process to begin.

3. Take an inventory of the estate and get all of the important documents together–like the will and stocks or bonds.

4. Then you’ll pay legitimate debts left by the deceased, like personal loans and credit card bills, using their estate.

5. Once all the debts are paid, you can petition the court to transfer the estate to the beneficiaries.

Once the probate process is concluded, you’ll have legal ownership of the house and can officially start the selling process.

You can start working with a real estate agent earlier to get an idea of the home’s value, but you can’t actually sell anything until the probate process is complete.

I recommend working with a real estate agent who has experience with inherited properties as they can guide you through the probate and real estate process and offer advice for your specific situation.

Questions about home inspections? You’re not alone! Inspections can seem a little mysterious, so let’s break down some common questions.

1. Can I get my home inspected before I list? You sure can! If you’re not sure about the condition of your home, this can be a smart move so you can do any fixes before hitting the market.

2. What does the inspector check? The inspector will look at the structure and systems of your property e.g. roof, walls, foundation, plumbing, electrical and so on.

3. How long does the inspection take? Inspections usually take a few hours from start to finish.

4. What if the inspector finds problems with my home? Usually the buyer will come back with a list of things they want you to fix. Then you’ll work with your agent to decide what you can offer to the buyers. In some cases, big repairs will need to be done before the buyer can get financing for the home.

I get this question a lot: “How much should I budget for closing costs when I buy a home?”

The answer depends on what your budget is, but this is a really good way to estimate it!

First take the number at the top end of your budget–say $350,000–and then do the math for the low end and the high end. The calculations look like this for $350,000:

Low end: $19,900 (3% $10,500 down payment)

High end: $56,650 (10% $35,000 down payment)

As you can see, the number really depends on how much money you put down.

Your agent will also be able to help you figure out how much to budget for depending on your unique situation. But using this guide will help you get a good estimation.
