It's amazing to me how little, even seasoned Real Estate professionals, understand regarding the reality of the business. Bless their hearts; we're all doing the best that we can.
My response to an erroneous Linked.In post by one of the "Top 3 Agents in America":
1. This Agent represented the BUYERS, not the Seller(s). The Agent has FUDICIARY responsibility to the BUYERS, not the Seller(s).
Why would the BUYERS want COMPETITION with OTHER BUYERS?!
2. Why would the BUYERS or their AGENT care if the Seller(s) got to "see the full market?".
The Buyers want a fair/"good deal", and it's their Agent's job to make that happen on their behalf.
How would it have helped the BUYERS or their Agent if the Seller(s) went on the public-market?
Is it possible that this savy Agent was able to help broker a creative-solution that the Seller NEEDED in order to walk-away in a suitable manner?
3. If the home suitably fit the Buyers' buy-box, why would they want "open competition", especially in a Seller's-market?
That would not help them, AT ALL.
4. There is NO SUCH THING as a truly open market in REAL LIFE.
At any moment, a Seller could mention the possibility of selling to a friend/neighbor/whoever and start the process of personally "marketing" their property & soliciting offers, and if both parties agree to transact, "Zillow" will never know until it sells.
This Agent did an exceptional job for their client; Bravo!
