Once you make the decision that Real Estate Investing and its financial benefits are right for you, it's time to determine whether you will be an Active or a Passive investor.

If you have the time and energy to:
- Search for and buy rental property (maybe a duplex or two)
- Renovate and ensure the property meets building code
- Be a landlord and manage your tenant's needs, like fixing a leaky faucet on a Friday night or Saturday afternoon
- Do the bookkeeping..then Active investing might be for you.

But if you are interested in the financial benefits of Real Estate Investing without doing the work, like:
- Receiving Cash Distributions
- Reducing Taxable Income via Depreciation

Why invest in real estate when I can earn 5% interest in my bank account?

As rates have risen, some investors have contemplated leaving their funds in interest bearing bank accounts. Yes, 5% interest on a savings account or a certificate of deposit (CD) is a decent return, but the key impact often overlooked is that interest is taxed as ordinary income, which can be as high as 37%.

This means that your effective after-tax interest rate could drop to just 3.15%. For those in the 24% tax bracket, the net return is only 3.8%.

Contrasting tax-effected ordinary interest with the potential returns from rental real estate, a 5% cash-on-cash return is often shielded by depreciation and can include other benefits like value appreciation, principal paydowns and more.

When evaluating your next investment decision, consider the tax effected returns of your investment options. Real Estate investing offers strong returns, annual cash flow, value appreciation and a number of tax advantages.
