Are you getting ready to buy your first home? Congrats! What a crazy and exciting time!

But here's the thing. Just like most things in life, if you’ve never done it before, it can be pretty overwhelming. The good news is I've guided countless homeowners through the process, and I'm convinced the key to kicking overwhelm to the curb is preparation, preparation, preparation!

In fact, time and time again, I've seen that the more prepared my clients are, the less stressful the process turns out to be. Want a home-buying journey like that? DM me - I'd love to talk!

In the meantime, here's a kickstart guide that will give you a few steps to think through as you move towards your very first home sweet home:

- Get your credit score ready. The higher your score, the better loan terms you’ll get.
- Estimate your price range by playing around with one of the zillion home affordability calculators online.
- Narrow down your ideal location, but stay flexible and have several locations in mind.
- Save for your down payment. If you haven’t started, do it now!
- Get a mortgage pre-approval. This will give you hard numbers and help you stay ahead of the competition.
- Find the right agent. Ask around if you need to; it’s important to work with an experienced professional who you know has your best interest in mind.

As much as I love summer, there’s something thrilling and oh-so-exciting about decorating a home for fall. That said, if you're an I'm-not-decorating-until-the-official-start-of-the-season kinda person, heads up, now's the time!

What's better? I’ve got you covered with a few budget-friendly tips that are as simple as swapping out one item for the next:

- Swap out lush greenery and brightly colored flowers with fall-colored foliage in oranges, yellows, reds, deep purples, and browns.
- Swap out plush items like throw pillows and blankets in your common areas with fall-colored fabrics.
- Swap out the front porch welcome mat and add an autumn wreath to the door.
- Scoop up the summer-scented candles and swap them out with your favorite fall fragrances.
- This one isn't a swap, but a switch: Switch off overhead lights and opt for lamps for a cozier vibe.

-Rental demand is generally increased and a natural buffer to the decrease of homeownership demand.

-Housing is essential, therefore demand for renting your investment property should remain intact.

-You have a tangible asset to invest in to ride out the dips in the market.

Yeah, it’s convenient and predictable, but those perks come at a cost. And I'm not talking nickels and dimes. Why? An offer from one of these companies will almost always be below market value — as much as 11% less than if working with an agent.

It’s true. Buying a home is a life-changing decision — and one no one should take lightly. If you’re thinking of buying in 2022, my advice is to gather as much info as you can from friends, family members, and industry experts like me!

At the top of the list to learn? The pros and cons of renting vs. buying.

PROS AND CONS OF BUYING

Pros: Build equity, fixed monthly payment, tax benefits, can remodel and customize, stability
Cons: Hefty down payment, upkeep and maintenance costs, property taxes, HOA fees, not easy to move

PROS AND CONS OF RENTING

Pros: Upkeep and maintenance costs covered, no property taxes, avoid market fluctuations, easy to move
Cons: Won’t build equity, rent may increase, no tax benefits, can't remodel or customize, pets may not be allowed (sniff, sniff).

Did your listing expire? Wondering what happens next?

Good news — you’ve got options!

Remember, an expired listing is a listing that hasn’t sold by the end of the term stated in the contract with your agent (typically, six months). If this happens to your home, you have several options:

Option 1: Stick with your current agent
Option 2: Hire a new agent with a different firm
Option 3: Decide not to sell at this time

For options 1 and 2, your property will have to be relisted and a new listing created on the MLS. Be sure to talk openly with your agent and let him or her know how you’re feeling and what you’d like to do differently as you relist. Don't forget —your agent is there to serve YOU and should work hard to make the process easy and enjoyable!
