Single-Family Home Construction Declines, But New Permits Offer Glimmer of Hope
We’re seeing a notable shift in the single-family housing market—housing starts dropped 9.9% from June and are down 15.7% compared to last year, with total starts off by 12.4%. Every region felt the slowdown, especially the Northeast. But there’s a silver lining: building permits increased by 5%, which points to some optimism for future activity, even with higher mortgage rates and construction costs in the mix. After three decades guiding Moore County clients through ups and downs, I’ve learned to read both the numbers and the stories behind them. Whether you’re planning a move, investing, or simply staying informed, keeping an eye on these trends helps us all make smart decisions—especially for the dedicated military families I’m honored to serve.

US Homebuyers Find Opportunities as Market Cools
We're seeing the impact of today’s challenging market: US home sales in July dropped to their lowest point in nearly two years, with pending sales down 2.5%. Record-high median prices—now at $407,730—and a 30-year mortgage rate rising to 6.54% are weighing heavily on buyers and sellers alike. After more than 30 years guiding Moore County families (including our dedicated military community) through all kinds of market conditions, I know how important it is to have the right strategy and a clear understanding of your options. Navigating these numbers takes experience and a steady hand—especially when every decision matters. As always, I’m here to share local insight and help you move forward with confidence.

Home Sellers Lower Prices While Buyers Return
We’re seeing a notable shift in our housing market: asking prices have dropped by 2.5% compared to last year, and pending sales are up 3.7%. Inventory is climbing as more homeowners list their properties, and right now, homes are averaging 53 days on the market. These changes are most pronounced in the West and South where prices are falling, while the Midwest and Northeast are experiencing modest price increases.

With decades of experience in Moore County real estate, I’ve learned that even small market shifts can create new opportunities for both buyers and sellers. Whether you’re preparing for a move, navigating a PCS, or considering your next investment, understanding these trends is key to making confident decisions. My commitment to serving local families—including our military community—means I’m always tuned in to how these changes affect your options. Let’s keep a close eye on what these numbers might mean for your next step.

Cheaper Mortgages Won’t Fix US Housing
After three decades in Moore County real estate, I’ve seen firsthand that affordability isn’t just about lowering mortgage rates. Recent federal housing policy is moving away from the old focus on cheaper financing, and for good reason. The real challenge is supply: unless we have enough homes in the communities people want to live in, tinkering with who gets a mortgage doesn’t actually add roofs over heads.

This new law centers on what really matters—encouraging manufactured housing, rewarding communities that build, and breaking down the barriers that make new construction so tough. It’s a shift I welcome, especially for our military families, who often face limited options when relocating.

Analysis shows that while cheaper mortgages can boost borrowing and drive up prices, they don’t truly expand homeownership—especially where rules and red tape slow down building. Congress is finally starting to recognize that increasing supply, not just subsidizing buyers, is the key to real affordability. As someone who helps families find their place here, I know these changes can make a difference.
