🐾 Selling your home when you have pets? Here’s the part people don’t always think about.

We love our pets. Buyers, however, may not love being greeted by them during a showing. 😅

When your home hits the market, a little planning for your pets can make showings easier for everyone including them.

🏡 Our best advice:
• Take dogs with you during showings whenever possible
• Have a plan for cats, especially the escape artists
• Remove food bowls, toys, beds and litter boxes before photos and showings
• Stay on top of pet hair and odors. We get used to smells in our own homes
• Repair scratched doors, trim or flooring if needed
• Let your agent know if there’s a pet that buyers should NEVER let outside
• Have a backup plan for those last-minute showing requests

And one big one: don’t leave a dog loose in the house during a showing, even if they’re normally the friendliest dog in the neighborhood. 🐶 Buyers may be nervous around animals, and your pet may react differently when strangers enter the house without you there.

Selling with pets is completely doable. It just takes a little extra planning before that first showing.

And yes… we’ve coordinated plenty of showings around dogs, cats and the occasional pet that had very specific instructions. 😂🐾

🏡 Is the Centennial housing market starting to shift?

Home values are still UP but homes are taking a little longer to sell.

Here’s what happened in August:
📈 Home values: UP ~2.5% year over year
🏠 Homes for sale: 50
✅ Homes sold: 46
💰 Average sale price: $395,500
⏱️ Average days on market: 18

So what does this mean?

For sellers, pricing and presentation are becoming even more important.

For buyers, you may have a little more breathing room to evaluate your options.

A lot of real estate happens around a kitchen table. 🏡

Conversations about timing.

Whether to make the move or stay put.

What needs to be done before selling and what probably doesn’t.

What a house might actually sell for.

And sometimes… whether it makes sense to do anything at all.

Those are actually some of our favorite conversations.

After doing this together for years, we’ve learned that people usually don’t need someone to convince them to sell their house. They need someone they trust enough to talk through the what ifs before they’re ready.

So while you’ll see the sold signs, new listings and closing photos on here, there are a whole lot of conversations happening long before any of those.

And we like it that way. ❤️

If a move has been somewhere in the back of your mind, whether it’s this fall, next spring, or you truly have no idea…you don’t need to have a plan before talking to us.

Sometimes the conversation is how the plan starts.
