The MLS Is Changing — Here’s What You Need to Know about it….
You’ve probably heard some sort of buzz about a National MLS change. How homes are bought and sold. Honestly, it sounds more complicated than it really is. Let me break it down for you in plain English because not everyone has time to go down a real estate wormhole like I just did.
Right now, there are nearly 500 different databases across the country where real estate agents share home listings with each other. Think of them like local marketplaces for homes. Some big national brokerages have been pushing to keep certain listings “private” — meaning only their agents and clients get to see them before anyone else. Seems sort of bizarre - I’m hoping someone can offer some insight of how that would be good.
The idea is to give their buyers a head start. Sounds good on the surface, right? But here’s the problem — if your home is only being shown to a small group of people, you’re leaving money on the table. Less competition means lower offers in my head.
Here in Minnesota, our local MLS — Northstar — actually stood up and said f*** no to that. They voted to keep the market open and fair for everyone.
