Middle TN Market Update: Robertson & Sumner County Real Estate
The real estate market in Robertson County and Sumner County is continuing to normalize as we move through 2026, creating new opportunities for both buyers and sellers.
Inventory is rising across Middle Tennessee, giving buyers more choices and reducing the intense competition we saw in past years. In fact, overall inventory in the region is up and homes are taking longer to sell compared to last year.
In Robertson County, home values are holding relatively steady, with average prices around the mid-$300Ks and only slight year-over-year changes.
At the same time, homes are spending more time on the market, giving buyers more negotiating power and signaling a shift toward a more balanced market.
Pricing trends show a bit of softening, with some listings selling slightly below asking price and overall price growth leveling off.
In Sumner County, pricing per square foot has remained relatively stable in early 2026, showing that while the market is adjusting, demand is still strong in desirable areas.
