Congratulations to my client, selling his condo for the highest price of any unit in the building, ever.

Overpricing is usually the greatest sin in real estate, but on rare occasion, one ought to be bold. In this case, the rarity of this unit’s incredible terrace, and the fact that the only two units with such a terrace hadn’t sold for ~20 years called for looking past what one might otherwise more conservatively project, based on other sales in the building.

Paired with some creative marketing and elbow grease on the process, we were able to achieve a great result.

Transactions can sometimes be challenging, and when they are, who you’re working with can make all the difference.

Difficulties between the divorcing couple selling this investment property dragged the timeline from first showing to scheduled closing out to nearly 6 months. And then, literally the day before closing, we received a call that the sellers decided not to sell at all!

Working with the attorneys and the listing agent, we got the transaction back on track to close about a month later. My client was out of the country by then, and a final last minute issue with a check had me walk out of the closing with my client’s daughter, down the street to Chase Bank, where I had to make clear that we weren’t leaving until the issue was fixed. 2 hours later we walked back into the attorney’s office with a new check, and the closing completed.

Occasionally one encounters a happy surprise, like when the seller’s attorney called to say no board interview would be required after all, because the seller held unsold shares, not subject to board approval. Might have been nice if they had realized that *before* we spent all that time and energy preparing my clients’ board application, but we happily took it just the same! 🤷🏻‍♂️😂😂

As markets become more challenging, it’s important to be flexible and smart in the decisions you make. Some agents avoid non-conventional financing, like FHA and VA loans, because of additional complexity and risk. But if you’re not inundated with many competing offers, it’s important to leverage all serious buyers in the market.

By understanding the unique characteristics of these non-conventional loans, it’s possible structure a deal to minimize risk while maximizing value.

My clients chose to work with a VA buyer. We structured a deal where the buyers were committed to covering cost for any repairs required to meet closing criteria, and agreed to underwrite remediation of one clear issue before the appraisal.

Result: risks mitigated, no issues raised by the appraiser, my clients sold for above asking, and a veteran got a great home!
