MONEY SAVING TIPS FOR EVERYONE ‼️✨

1. Building out your budget will include making note of all your monthly/recurring expenses; think of everything! After review, determine the benefits of cutting out non-essential expenses (i.e. subscriptions, memberships or money spent on leisure). You will want to track your spending! Some helpful apps for tracking are the True Bill app, which also offers the option to search and cancel subscriptions. For my iPhone users, if you have updated your phone to at least IOS 14, the “Numbers” app works just like Microsoft Excel but everything on your phone. You can build out tables and graphs, add formulas and more!

2. Gain extra income by utilizing your skills! All my cooks, personal trainers, event planners, etc., use that extra knowledge and skill to earn some extra cash to add to your savings and/or leisure spending.

3. You can contact your bank regarding transfers and savings; you can automate a certain percentage or amount of your general paychecks to go directly into your savings account. Also think about cutting transfers off from accounts if you are notorious for dipping into your savings.

To kickoff the new year, Gov. Hogan announced the launch of the $248 million, MD Homeowner Assistance Fund, which will provide loans to assist homeowners facing financial struggles, provide grants to assist with property taxes, HOA and other delinquencies, assistance for necessary repairs and energy improvements, as well as providing counseling (home buyer’s education) and legal services.

TOP REASONS TO SPEAK TO A LENDER 🧐☝🏽

1. You will get financial advise from an expert who will communicate with you and answer any financial questions you may have. They will help you get a more realistic number for your home search, creating a realistic set of expectations.

2. It’s more than just getting a quote online. The market changes everyday, and these lenders have the market numbers in front of them, so speaking to an actual person gives you accurate numbers to work with and a head start on pre-approval. You will also have an idea of what you will have to pay at closing.

3. Having that pre-approval letter shows your motivation to start the home buying process and it also shows sellers you are serious. That you will not create any delays in the process due to the unpreparedness of not knowing what you can really afford. When the seller knows you’re serious and “good for it”, they are more likely to accept your offer over others.

You may need to make some changes within your finances, sooner than later is always the motto to follow with real estate. This is a large purchase and confidence in it is important. If you’ve already spoken to a lender before, I encourage you to speak to more than one.

Ready to start looking for a home but don’t know where to start ? DON’T FRET! These steps will help you on your way to sealing the deal.

1. Determine How Much You Can Afford - You can do so by determining your debt-to-income (DTI) ratio. You can do this by creating a budget that reflects your monthly income versus your monthly intake after all your bills.

2. Save For a Down Payment - Trying to save at least 20% of the purchase price of the home is ideal but not required. As mentioned, 20% avoids paying for Private Mortgage Insurance which is an extra fee tacked on to what you will already be paying at closing. The bigger the initial payment, the less interest you will pay over the life of the loan. Loan Fact: VA Loans don’t require a down payment ☺️

3. Find An Agent You Can Trust - Finding the right agent is key to a successful closing. Your agent does more than just look at homes, we have your best interest at heart and are here to help you through this extensive process.

4. Get a Mortgage Pre-Approved & Choose a Lender - Getting pre-approved is important to knowing how much you can actually afford and most agents prefer you to have a letter of pre approval, so that they know what and where to research your homes. This also shows the seller that there won’t be any pauses within the transaction due to Financial Contingencies.
