Let's talk about about open houses...
Contrary to popular belief, open houses rarely sell the house itself. In fact, only about 4% of buyers ultimately purchase a home they first discovered through an open house.
So why do we do them?
Because an open house is really a marketing event.
The strategy starts long before the doors open. It's about creating buzz, building anticipation, maximizing exposure, and generating momentum so that as many qualified buyers as possible walk through the property in a short period of time.
Successful open houses aren't just a few signs on the corner and a Zillow post. They're part of a larger marketing plan designed to attract attention, increase demand, and help sellers achieve the best possible outcome.
