So my clients ended up falling in love with a home. Their own 😂 They thought they wanted to sell, so we started looking at homes on the market so they could find something before they put their own house on the market.

But the more houses that we looked at, the more they fell back in love with their current house. After several showings, they called me to say that they had changed their minds about selling and buying.

And honestly? I couldn't have been happier for them because now they KNOW they are already in the right home for this chapter of their lives.

That’s why I call myself a real estate consultant sometimes. Buying or selling isn’t always the right move, and I’m happy to help clients figure that out.

Maybe not the best “business” decision on my part when I lose a listing or a transaction.

But call me old-fashioned, I can sleep really well at night knowing that I did the best job for them. And I think helping clients figure out what’s best for them is the best business decision I can make.

Calling all Southern Maryland “foodies”! 🚨 Have you been to The Cove at Cobb Island yet? I recently had the chance to visit for a Chef’s Demonstration & Tasting, and it was such a fun experience! Highly recommend! ⭐

The owner, Chef Millian, showed us how he prepares his sous-vide chicken and shared a few tricks along the way. After the demonstration, we sat down and enjoyed the chicken with grain mustard sauce and asparagus, along with a chilled summer gazpacho. Everything was delicious.

Before we left, I asked Millian if we could take a picture together. He disappeared into the kitchen and came back with this adorable frozen lemon filled with lemon gelato. Of course, after the picture, we had to try it, and it was SO good! 😋

Obviously, I really enjoyed my first visit because just a few days later I was back again for Sunday brunch. This time I had the Smoked Salmon Benedict, and that was amazing too.

I love finding and sharing great local places right here in Southern Maryland, and The Cove at Cobb Island has definitely made it to the top of my list

Have you ever heard of “The Starbucks Effect?” No, it's not about how many lattes are standing between you and a down payment. 😅

Essentially, it says this: homes within a quarter mile of a Starbucks increased in value by 96% between 1997 and 2014. The national average over that same period was 60%.

But here's the part I find really interesting - it's not the coffee shop that causes the increase. Starbucks has a whole real estate team whose entire job is to identify neighborhoods already showing signs of growth. Their analysts are doing masterclass-level economic and demographic research to determine up-and-coming areas before anyone else does.

So when a Starbucks shows up, it's less of a cause and more of a confirmation. The neighborhood was already on its way up - and now you have proof. In fact, some real estate agents, builders, and investors watch out specifically for building permits from Starbucks as a sign of where to take a closer look.

That being said, Starbucks also closed 400 locations in 2025. Analysts are starting to ask the question in reverse. If a Starbucks moving in signals a neighborhood on the rise, what does a Starbucks moving out signal?

The consensus so far is that one closure probably won't move the needle. But two or more in the same area is probably worth paying attention to.

I’M ON THE HUNT AND I NEED YOUR HELP!

I have several buyers looking for homes in Southern Maryland, and we’re looking beyond the MLS to find the right fit. Here’s what they’re looking for:

1. Charles County / Southern Maryland - Looking for a 4 bedroom home plus a separate office. Rambler preferred, but would absolutely consider a Colonial if it has at least 2 bedrooms on the main level. Flexible on location for the right home. Looking in the $750K range and would prefer not to go much higher.

2. Charles County - Updated rambler with 3+ bedrooms, 2+ bathrooms and 1 acre or more. A fenced yard and/or pool would be a huge bonus. Flexible budget for the right home.

3. Charles or St. Mary’s County - Single family home with 4+ bedrooms and 2.5+ bathrooms, around $550K, with some flexibility for the right property.

4. First-time buyer - Looking for a move-in-ready starter home under $450K. Works remotely, so location is flexible for the right house. A dedicated office or extra bedroom that could work as an office would be a plus!

5. La Plata or south of La Plata - Rambler or single-level living, preferably with a little land and privacy. Up to approximately $650K.

6. Charles, St. Mary’s or Calvert County- Single-story home with some room to spread out. Acreage is a plus. Up to approximately $700K.

7. Charles County- Looking for 1+ acre and it doesn’t have to be completely updated. They’re willing to put some work into the right property. Up to approximately $800K.

8. Land- Looking for buildable, perced lots in Charles, St. Mary’s and Calvert counties for buyers who would rather build the right home than wait for it to come on the market. 1+ acre preferred, but location and the right piece of property are most important.

I recently had the privilege of celebrating two wonderful buyers as they officially became homeowners.

Ryan was referred to me by friends and was looking for a home in St. Leonard, that would keep him close to work. His biggest priority was a short commute, and after looking at a few homes together, we found the one that felt right.

Now he’s just about 10 minutes from work and gets to begin this exciting new chapter with his dog, Lola, by his side.

The second closing was especially rewarding because Dave and Kateybeth’s home buying journey didn’t happen overnight.

Like many buyers, they were patient, kept an open mind, and waited for the right opportunity. That patience led them to a beautiful rambler on three acres in Hughesville a home that gives them everything they were hoping for today, along with room for future plans for a detached garage.

One of my favorite things about helping buyers in Southern Maryland is that no two stories are ever the same. Every client has different priorities, different goals, and a different vision of what “home” means. Being trusted to help guide them through one of the biggest decisions of their lives is something I’ll never take for granted.
