Do you feel like you need an advanced degree to figure out what is affecting your credit score? The good news is you don’t - it can actually be very simple 🤓

Behind the number itself (credit scores typically range from 300 to 850), there are five main factors used to calculate credit scores 💸

Lenders use those scores to figure out how likely you are to pay back your debt - thus those scores are often the deciding factor in whether you will get a new loan 🏦

As your financial profile changes, so does your score, so knowing what factors and types of accounts affect your credit score gives you the opportunity to improve it over time 💯

There are variations of what’s the perfect schedule is for a realtor 🏡

Good deals are out there, but you can never assume that you’re getting a bargain simply because it’s a foreclosed property 💯

In states where home prices have risen the most, foreclosed properties sell within 5 percent of their full market value, according to a study by First American Real Estate Solutions, a Santa Ana, Calif., company that maintains a national database of real estate data 👍

Furthermore, the lenders that own foreclosed properties are usually prevented from accepting offers lower than appraised value, at least during the first several months that a home is on the market, says Richard Courtney who wrote a chapter on “Foreclosures: Fool’s Gold” in his book Buyers are Liars & Sellers are Too! (Fireside Books/Simon & Schuster, 2006) 😤

It’s important to make sure you have supporting comparable sales within 1 mile radius in past 365 days of the property you’re buying or selling to avoid any potential appraisal pitfalls 🏡

Ideally, within .5 mile radius past 180 days if available. Sometimes there just isn’t and have to expand or get creative to support value 💯

A low appraisal isn’t necessarily always a deal killer. It can set up another round of negotiations 🤺

PMI stands for private mortgage insurance 💰

Banks will require it if you’re putting down less than 20% on your mortgage 💸

PMI will increase your monthly payment. It’s the banks way of protecting itself if you default on the loan 💯

If you’re getting a VA loan PMI is waived 🇺🇸

The sellers attorney deposits the buyers down payment into an escrow account 🏦

The seller cannot receive the funds until closing. Unless the buyer decides to back out of deal without satisfying all terms in the contract of sale ✍️

Yes, you can put down only 3/3.5% 🏦

However, it becomes much more of a challenge to get an accepted offer when competing against multiple offers with larger down payments or all cash🤞

New York State imposes a real estate transfer tax on conveyances of real property or interest therein💰

It’s $4 for every $1,000 of the purchase price. However, most cities have their own additional transfer tax 💵

Cities are the only entities in NY that can impose their own transfer taxes. For example, a town couldn’t impose their own transfer tax 💸

This fee is paid at closing 🏠
