Portfolio Snapshot — White Plains, NY. This 9-unit multifamily building sits on a quiet residential street, a short walk from the heart of downtown. We are grateful to call it part of our portfolio. At the end of the block is the massive White Plains Hospital complex, which is undergoing a significant expansion through the creation of a new, 500,000sf facility. This will add roughly 1,500 employees to the 5,500 already working throughout the hospital system.

After acquiring the property from long-term owners, we immediately began renovating the majority of the units: new kitchen cabinetry, stainless steel appliances, removal of some partitions, bathroom upgrades, etc. The result is an updated multifamily building that attracts young professionals, hospital employees and others seeking middle-income housing.

White Plains itself has a lot to offer: the county's largest concentration of retail, a downtown packed with restaurants, and one of the busiest Metro-North stations on the line, putting Grand Central under 40 minutes away. It's proven to be a market with real staying power, and we're grateful to be part of it.

We’re proud to share the launch of The Port Chester Collective — a portfolio of 10 historic buildings we’ve spent the last four years acquiring and restoring in the heart of Port Chester, NY.

What started as a simple belief in the future of Port Chester has grown into a true labor of love. We focused on acquiring existing commercial buildings near the many development projects bringing 3,000+ new units downtown.

As much of the new development downtown focused on ground-up construction, we saw a clear opportunity in the buildings already there.

We chose to acquire and restore — absorbing demand from the many local businesses wishing to remain in Port Chester all while helping to preserve downtown’s historic character.

The portfolio now spans 50,000 square feet across 10 buildings that 30+ small businesses call home.

Our tenant roster is diverse — creative studios, legal offices, wellness and beauty providers, restaurants and cafés — a testament to the vibrancy of the portfolio’s downtown location.

These buildings were acquired in all types of conditions, but we’re particularly proud of the ones that were fully vacant and “left for dead” - including four that were slated for full demolition but are now home to eight small businesses.

Before & After — New Rochelle, NY.
Nothing like some before and after photos to tell the story of our value-add approach to under-appreciated properties. These residential units are located in our two New Rochelle buildings that we acquired several years ago. What were once dated and neglected apartments have been reimagined into bright, move-in ready units with refinished hardwood floors and upgraded fixtures, appliances and lighting throughout.

It's a small snapshot of a bigger picture: downtown New Rochelle is in the midst of a genuine renaissance, with new development everywhere you look. We're grateful to play a small part of that transformation by elevating middle income housing alongside the addition of thousands of new apartments.

Portfolio Snapshot — Tarrytown, NY.

These twin historic buildings are two of the five properties we are grateful to own in downtown Tarrytown. Their Second Empire architecture is on full display with mansard roofs and arched dormers, making a striking impact at street level.

We have enjoyed restoring all of the original detail, especially the wood detail in the hallways, the ornate plaster and of course those original pine floors throughout the nine units.

As for the location, Tarrytown has been named one of America's prettiest towns by Forbes, and it's easy to see why. A walkable downtown, riverfront parks, and the fastest express commute on the Hudson Line all make it one of Westchester's most enduring markets.

One of our favorite facelifts. This building on Main Street in Hastings-on-Hudson was mostly vacant and forgotten before we acquired it. Today it houses two small businesses — first-time entrepreneurs who needed the right space to get started — with renovated residential above and a restored exterior that brings back its historic character.

This is the Hudson Hill approach: find the buildings that have been overlooked, bring them back to life, and create spaces where people can live and work in Westchester's walkable downtowns.

140 apartments. Nine stories. Steps from Metro-North. This is exactly the kind of development that signals where Port Chester is headed — and we couldn't be more excited to watch it take shape in a neighborhood we've been invested in for years.

Portfolio Snapshot — Irvington, NY. We acquired this building on Main Street in 2022 from a family that had owned it for over 50 years. The property has six residential units and four retail spaces and located in the heart of this quaint village, with remarkable views of the Hudson River.

Irvington is one of those Westchester towns that doesn't need much of an introduction. Great schools, walkable streets, a real sense of community and virtually no new housing coming to market. Like many of the other buildings we've acquired in the Rivertowns, we saw a building with strong history and an irreplaceable location.
