Maryland Home Prices Rise as Market Remains Competitive
This August, Maryland’s housing market saw some notable shifts: new listings dropped by 23.6%, active inventory was down 13.7%, and both median and average home prices edged up by about 2.4%. The median price now sits at $445,000. We also saw home sales dip 8.5%, with pending sales down 1%.

More Homes Hit the Market as Demand Cools
As a husband-and-wife team at The Matthews Group, we’ve witnessed firsthand how shifting market dynamics can offer new opportunities for buyers and sellers alike. In the four weeks ending August 23, the number of new US home listings rose by 0.4% and total homes for sale increased by 0.5%, marking the highest inventory levels since early Q2. At the same time, pending home sales dipped 1.1% to a six-month low, reflecting how today’s higher housing costs—paired with mortgage rates hovering near 7%—have prompted many buyers to pause, even as more homes become available. The median US home-sale price climbed 1.9% year-over-year to over $400,000, but with more options on the market and demand softening, buyers are finding themselves in a stronger position to negotiate price cuts or concessions. We see homes that have been listed for several weeks often providing the most leverage for buyers, while sellers who price realistically are reaping the benefits.
