Rye Brook Market Update: Spring Market… and Still No Slowdown

Hard to believe it's already May. Feels like just a few weeks ago we were talking about ice dams on roof and now we're fully into the spring market.

And if you've been watching closely, not much has changed.

April brought 11 new listings to the market, which seems to be much more than previous months. But dig a little deeper and it tells a different story. Five of those new April listings accepted offers almost immediately and another five only hit the market in the final few days of the month - four of which were in the Bellefair community. So while the number is higher, the actual inventory available to buyer's hasn't really moved.

The demand side continues to drive everything. Five homes went pending in April and every one of them received multiple offers!!! Buyers aren't just looking - they're walking in expecting competition and adjusting their offers accordingly.

We're also seeing it in the results as three homes closed in April, averaging 14% above asking price. That doesn't happen unless buyers are willing to step up.

Bottom line - limited supply, strong demand and buyers competing for any new homes that hit the market.
