This turn-key duplex is ready for immediate occupancy or renting. Numerous investments have been made recently including a water heater (2024), two 100A electrical panels, a set of washer/dryers, refrigerators for both units, new upper unit countertop and sink, and an automatic opener for the 2nd garage door. Upper unit had been renting for $1800/month consistently on AirBnB and Furnished Finder. Lower unit had long-term tenants who just moved out and were renting at $1045/month.

*Updated market statistics for a broader view at market trends and home values over time. Wauwatosa days on market remain elevated but median home values still show 2.8% appreciation YOY. Brookfield $400K-$750K is red hot, homes greater than $750K seeing some contraction. Milwaukee condos flat YOY with plenty of inventory. There has never been a better time to sell in Whitefish Bay or Fox Point with very limited inventory 😬 Mequon home values are seeing some pressure from elevated inventory but sale prices are still in fine shape YOY.

The declining home value trend seems to be continuing in Wauwatosa with many homes selling below list price. Of 21 listings sold in January, 11 sold below list. The average sale price was $371,757 and the average property sold for 1.45% under list ($5,373). One month of this activity could be skewed by quality of inventory but sale/list price ratio has been under 1.0 for 5 months in a row indicating a contracting market. We will see if declining interest rates bring more buyers to market as spring season quickly approaches and listings are expected to rise.

The Milwaukee condo market returned to normalcy with a buying frenzy leading to a reduction in inventory and an upward correction on sale prices.

The Whitefish Bay market remains in a freeze with minimal listings and fierce competition for the few homes available.

It is estimated that 90% of Shorewood homes and 65% of Wauwatosa homes have lead water service lines. Take steps to reduce your family’s lead exposure:

Lead can accumulate in water when it sits in pipes for several hours.
Independent lab tests of Milwaukee homes show that running your tap for three minutes each morning—or any time water has been sitting for more than six hours—significantly reduces lead levels.
- A typical lead service line is less than 100 feet long and holds less than 5 gallons of water.
- Flushing for three minutes costs less than two cents and clears the standing water from your service line.
- This brings in fresh water from the main, which contains less than 1 part per billion (ppb) of lead. For reference, the EPA’s Action Level for lead is 15 ppb.
- The EPA and public health experts recommend flushing as a proven method to reduce lead risk.

Install an NSF/ANSI Standard 53 certified filter for drinking and cooking water.
Who should use a filter:
Individuals at greater risk for lead exposure should use an NSF/ANSI Standard 53 certified filter for drinking and cooking water. This includes:
- Children under age six (especially infants fed with formula made from tap water)
- Women who are pregnant, breastfeeding, or of child-bearing age
If you do not use a filter:
* Drink and cook only with cold water that has been flushed for at least three minutes.

Mortgage rates fell close to three year lows last week on the heels of Trump’s $200B mortgage bond purchase directive then rose nearly 0.25% in the midst of global tensions and fears of European countries placing an embargo on US goods. Fed chair Powell is scheduled to speak next Wednesday which has historically driven mortgage rates one way or the other.

Whitefish Bay has officially entered the dormant winter real estate market. Wauwatosa remains a balanced buyer/seller market with a variety of listings across multiple price points. Milwaukee condominiums have bounced back from the rut in the fall as sale/list price ratios returned to previous levels. Listings in that market remain elevated however.
