Hello May!!

Now that winter is officially over, request those moving trucks and let's get to searching for a new home! Last year in Wisconsin, 7,452 homes sold in May which was 12.1% higher than what we saw in 2020 despite there being more listings at the time. So you want to save some more time. ⌚️

The market is hot and heavy to compete in right now, this means you may be seeing 5-10 homes before you even put in an offer - which can be frustrating especially considering the gas prices. So what can you and I do to turn this around? I have a couple tips for you!

Tip 1:
Thoroughly express what you do and don't want in a home. This way I can go and preview each home with confidence to make sure it is actually up to your standards and needs before you ever step foot inside.

Tip 2:
Consider virtual showings. Just in case one of those homes I may be previewing for you happens to be perfect - be open to the possibility of writing an offer sight unseen. This isn't for everyone, but if you have a strong trust in your realtor it is an option that has brought success to many agents and clients lately.

Conditional! You've most likely heard before that you're throwing away money by renting - or that owning a home will build equity for yourself, but it truly varies per person whether that is true or not. It is evident that inflation is raising the prices of our homes - which is also raising the cost of rent, so it is really up to your lifestyle goals to determine your living situation moving forward.

Do you like to move around a lot? Are you looking to expand your family in the future? Do you have savings built up already? Maybe you want to be a landlord yourself, or maybe you don't want the responsibilities of home ownership.

Right now the median home sale price in Wisconsin is $254,000, you would be putting down about $50,800 for a conventional loan. However, everyone is in different positions in their life and if you can't do that right now do not lose hope because there ARE other options that go as low as no money down. This month has been busy🐝
