This really does not matter unless you are ready to buy a home.

interest rates are only part of the picture when purchasing a home.

I met with some first time homebuyers last night. There is a trade off and a great opportunity in this Fall Real Estate market. 🍁

While other people are waiting for rates to drop there is less competition. We are seeing more housing inventory in this market than we have in the last 5 years.

This a a great time to shop for homes with longer days on market and less competition . Let’s face it if rates dropped a whole point right now more buyers would flood the market.

You can not time the housing market , however it looks good for buyers entering the market right now.

⭐️This is your sale what are your goals? What is your timeline . What would make this a gold star experience for you.❓

⭐️ Pricing your home to attract buyers for the market of the moment. Seasonality and inventory levels all play a part in pricing your home to attract the most amount of buyers in .

⭐️Having go to contractors to help you get your home ready to show. IE : Window cleaners, junk removal etc….

⭐️Professional pictures are a non negotiable! A strong Realtor will not use IPhone photos for the sale of your largest asset.

⭐️ Staging or rearranging your furniture to make the photos and flow of the home feel functional.

⭐️When an offer comes in make sure that you have a committed cobroke and a local lender that will communicate with your Realtor for a smooth transaction.

There is less competition in the buying market right now because rates are in the 6.5%range. Guess what the interest rate is a trade off for stiff competition.

If rates go down to 5.5% buyers will be flooding the market . Meanwhile you will be in your new home and can refi when the rates do come down!

About 5 years ago I helped Phil buy some vacant land in Fredonia. The sale was for sale by owner. I met Lois one of the owners of the land during the deal. We got it off right away. She said if I know anyone that needs a Realtor I will refer you.

This summer I got a call from one of Lois’ life long friends saying she was ready to sell her big ranch in Arizona and simplify . Downsizing clients are a passion project for me.

We toured with her friends and took a video to show her the condo . She liked it right away . Who would not want a view of Lake Michigan. 🌊

The Fall Real Estate Market starts right after Labor Day and is at its best until Halloween. 🎃

This market is the second best season to SELL YOUR HOUSE .Kids are back in school and the holidays are far enough away.

We are seeing a little more inventory and longer days on market right now. It is crucial that we price your house to attract the most amount of buyers . We will not be looking at peak market prices as more inventory gives buyers more choices. 🍁

It is key to position, present and price on the market just like always . We are still seeing moderate price gains in our market .
