Real Estate will be changing for awhile. Prices are going down, but very slowly. You need to put your price a little lower for a quicker sale. Market should pick up in March.

It is going to be interesting about housing. California usually where the downturn starts and it has started. With gas being cut back, it will continue to increase. They are predicting $6.00 a gallon by August. This will cause the cost of new builds to get the materials, which cuase building costs to go up more, and thus cause prices to start going down as people cannot afford the high prices, plus interest rates are beginning to go up.

Montana brings many choices in homes, land and area. Do you want to be in town? On acreage? Close to skiing? Close to Lakes? Large town or small town? Close to places to hike? There are so many choices and each area has its own uniqueness.

What is good to know about your realtor! Do they know about negotiation? Have they had any classes in negotiation? Do they know the difference about mediation and arbritration? Through a law school, I was able to take a class in negotiation. I learned a lot in areas I hadn't thought about. I took a class in mediation in Bozeman. It was an excellent class for real estate, but it was for attorneys.

I am hearing about people buying houses sight unseen. This is not a good idea. I can think of a couple of places that people would be surprised. I have seen houses with a camping type kitchen. In other words no stove. I have seen houses that are way overpriced and in fact they are still on the market. Then there are out of state brokers that have a way of getting your home on the market, but they are not representing the seller, the seller is representing themselves. This seems to be a lawsuit waiting to happen. We are back to buyer beware, yet the courts will usually back the buyer. Be aware!

Saw a funky house yesterday, but it is a comfortable funk. There are a couple of things I personally would change. The house is on 1/4 acre backed up to conservancy land and could be used as a nightly rental.
