• Walk the turnout path. Stalls, paddocks, water, and gates should connect cleanly.
• Check gate width, turnaround room, grade, and winter access for the trailer.
• Look at hay storage as a system. Dry access and short feeding runs matter.
• Ask if the arena stays usable after weather, not just on showing day.
• Notice where manure goes. Removal, storage, drainage, and access affect upkeep.
