🏡 A little more inventory... and a little more opportunity!

In August, we had 8.2% more homes available than this time last year, giving buyers more options. But with only 1.7 months of inventory, demand is still outweighing supply.

Here’s the quick breakdown for Lehigh and Northampton counties:

🔑 632 homes sold (up 3.2%)
🏠 893 homes were available
💰 Median sale price reached $379,000 (up 9.2%)
📅 Homes sold in an average of just 19 days
📈 Sellers received an average of 101.1% of their asking price

Yes, the market is still competitive BUT that doesn’t mean every home is selling immediately or over asking. Homes that have been sitting a little longer may offer buyers more room to negotiate on price, inspections, closing costs, or other terms.

Yes, mortgage rates rose again and that can feel discouraging.😩 But before you put your home search on hold, remember: a higher rate doesn’t automatically mean your homebuying plans are over.🏡👇🏻

Instead of focusing only on the rate, focus on what you can control:

🔑 Shop based on a comfortable monthly payment
🔑 Ask your lender about different loan programs or a temporary rate buydown
🔑 Consider a slightly lower price range to leave yourself some breathing room
🔑 Remember that fewer active buyers can sometimes mean less competition and more negotiating power

💥 And while refinancing may be an option if rates fall later, your purchase should still make financial sense at today’s payment, without depending on that happening.

An absolutely perfect day for a closing! ☀️🏡🔑🎉

I couldn’t be happier for these first-time homebuyers. Such an exciting milestone! This home is filled with so much charm, and I can’t wait to see how they make it their own.

A BIG CONGRATS to these first-time homebuyers!!🎉 Last week we put together a solid offer but we weren’t the only offer on the table. At one point, I was asked if my buyers wanted to strengthen their offer. They decided to hold firm. Not change a thing.🙅‍♀️

We looked at the comps, did our homework, knew the numbers, and felt confident their offer was right where it needed to be... even though it wasn’t the highest offer in hand.

And then… we waited. 🕥😬😅

But today, their offer was accepted!! 🙌🏻🏡 And I honestly couldn’t be happier for them!

Such a good reminder that the highest offer isn’t always the winning offer. Price matters, but so do the terms, financing, contingencies, timing, and the overall strength of the offer. Sometimes the best move is knowing when to push… and when to stand your ground. Now let’s get you HOME! 🏡🤍🔑🏁

There’s a difference between outdated and uncared for. And buyers notice.🏡👀

It may not have the newest kitchen, trendiest paint colors, or perfectly updated finishes... and that’s ok! Look beyond the cosmetic stuff and pay attention to the little things: clean fixtures, well-maintained systems, tidy rooms, and repairs that look like they were done the right way… not the “good enough for now” way.😅

Those little details can tell you a lot about how the owners cared for their home over the years. Outdated can be changed. But a well-maintained home is something worth noticing.✨
