More Hoosiers jumped into the market last month — home sales were up 3% compared to last September, and pending sales (homes under contract) are trending higher, especially for homes under $250,000. That’s a strong sign that first-time and budget-conscious buyers are returning.

🏠 𝗠𝗼𝗿𝗲 𝗵𝗼𝗺𝗲𝘀 𝘁𝗼 𝗰𝗵𝗼𝗼𝘀𝗲 𝗳𝗿𝗼𝗺!
Inventory across Indiana hit its 𝗵𝗶𝗴𝗵𝗲𝘀𝘁 𝗹𝗲𝘃𝗲𝗹 𝗶𝗻 𝗳𝗶𝘃𝗲 𝘆𝗲𝗮𝗿𝘀, with 18% more homes on the market than a year ago. September even broke seasonal expectations — new listings barely dropped from August (a time they usually dip 10%+). More options means 𝗹𝗲𝘀𝘀 𝗰𝗼𝗺𝗽𝗲𝘁𝗶𝘁𝗶𝗼𝗻 𝗮𝗻𝗱 𝗺𝗼𝗿𝗲 𝗻𝗲𝗴𝗼𝘁𝗶𝗮𝘁𝗶𝗻𝗴 𝗽𝗼𝘄𝗲𝗿 for buyers.

📉 𝗣𝗿𝗶𝗰𝗲𝘀 𝗮𝗿𝗲 𝘀𝘁𝗲𝗮𝗱𝘆 — 𝗮𝗻𝗱 𝗲𝘃𝗲𝗻 𝘀𝗹𝗶𝗴𝗵𝘁𝗹𝘆 𝗺𝗼𝗿𝗲 𝗳𝗹𝗲𝘅𝗶𝗯𝗹𝗲.
The state’s median sale price slipped just a bit from August ($275k → $270k), but it’s still up 4% compared to last year. With nearly half of all listings seeing at least one price reduction, it’s clear that 𝗯𝘂𝘆𝗲𝗿𝘀 𝗻𝗼𝘄 𝗵𝗮𝘃𝗲 𝗺𝗼𝗿𝗲 𝗿𝗼𝗼𝗺 𝘁𝗼 𝗻𝗲𝗴𝗼𝘁𝗶𝗮𝘁𝗲.

⏱️ 𝗛𝗼𝗺𝗲𝘀 𝗮𝗿𝗲 𝘀𝘁𝗶𝗹𝗹 𝗺𝗼𝘃𝗶𝗻𝗴 — 𝗷𝘂𝘀𝘁 𝗮𝘁 𝗮 𝗺𝗼𝗿𝗲 𝗯𝗮𝗹𝗮𝗻𝗰𝗲𝗱 𝗽𝗮𝗰𝗲.
The average home went under contract in about 22 days, only one day longer than in August. That’s a healthy balance — giving buyers time to think while keeping sellers’ timelines reasonable.
