Let’s Talk About Radon ☢️

Radon is colorless, odorless, and invisible, which is why professional testing is such an important part of evaluating a home.

Accurate radon testing means following proper procedures and methodologies, including maintaining closed-building conditions for at least 12 hours before testing and using a professional continuous radon monitor capable of recording measurements throughout the testing period.

Knowing the radon level gives homeowners and buyers the information they need to make an informed decision. If elevated levels are discovered, a properly installed mitigation system can significantly reduce radon concentrations and help protect the people living in the home.

Let's Talk About Organic Growth...

Organic growth and mold-like substances are commonly found during home inspections. Sometimes they’re visible in moisture-prone areas such as under sinks, around showers, or on basement walls. Other times, they’re hidden in areas homeowners rarely enter, especially attics.

Attic growth may result from roof leaks, poor ventilation, air leakage, improperly vented bathroom fans, or inadequate insulation. Smaller areas may be relatively straightforward to address, while widespread growth may require professional evaluation and remediation.

Finding the growth is only part of the process. Identifying and correcting the underlying moisture source is essential to help prevent it from returning.

The attic may be out of sight, but it should never be overlooked.

Let's talk about wiring...

The electrical system is one of the most important components of any home, and one of the most critical parts of a thorough home inspection.

From the electrical panel to the branch wiring throughout the home, every accessible component should be carefully evaluated. During inspections, I commonly find issues such as open junction boxes, exposed or improperly spliced wiring, rust or moisture inside electrical panels, open grounds, reverse polarity, and other conditions that can affect both safety and reliability.

The good news is that many of these issues can often be corrected quickly and at a relatively low cost, but only if they're identified first.

That's why I take the time to inspect these systems thoroughly. My job isn't just to point out defects, it's to help my clients understand them, prioritize repairs, and make informed decisions with confidence.

Because at the end of the day, a home inspection isn't just about the house, it's about protecting the people who live in it.

Because I care...

Potential asbestos-containing materials can be found in many older homes, and they are not always obvious.

During a home inspection, materials such as older duct insulation, pipe or furnace coverings, textured products, and vermiculite-style attic insulation may raise concern. A visual inspection cannot confirm asbestos, but identifying suspicious materials allows buyers and homeowners to make informed decisions before renovations or repairs begin.

These materials are often most hazardous when they are damaged, deteriorated, cut, drilled, removed, or otherwise disturbed, allowing microscopic fibers to become airborne. When concerns are found, the material should be left undisturbed and evaluated by a qualified asbestos professional. Depending on its condition and location, professional encapsulation or proper removal may be recommended.

The goal is not to create unnecessary fear, it is to recognize potential hazards, avoid disturbing them, and make better decisions through better information.

Between this week and next, I’ll have the opportunity to work in New Hartford four times, Utica four times, Ilion three times, Oneida twice, and Mohawk, Herkimer, and Canastota, along with various other areas for quick evaluations and radon tests.

I could not be more thankful for every opportunity to help people across Central New York. The calls keep coming, and while time is always limited, my goal remains the same: provide honest information, clear guidance, and the perspective people need to make confident decisions.

A thorough home inspection may sometimes feel like a hurdle, but my responsibility is not to stand in the way of a transaction. It is to protect my clients, explain what matters, and help guide them through one of the biggest decisions they may ever make.

This is why the right inspection matters.

At first glance, it may just look like an older chimney. But with the right equipment, experience, and a closer look, we were able to confirm active moisture intrusion.

These are the kinds of items that are often overlooked, and unfortunately, the buyer is usually the one who pays the price after moving in.

Just worked with a buyer who, toward the end of the inspection, told me he got my name from a close family friend they trusted.

I asked who his Realtor suggested, and he mentioned the name of someone who is another good local inspector.

So I asked, “What did they say when you mentioned my name?”

He said, “They said sometimes Mike gives us a hard time.”

Honestly, that might be the greatest compliment I could receive.

My job is not to make the transaction easier for anyone. My job is to give my client the information they need to make a better decision.

Proud to highlight one of my largest radon projects to date: a large-scale MFLB (Multi-Family Large Building) radon survey completed for NYCHA at Murphy Private Houses in the Bronx.

This project included 47 buildings across 15 sites, with 735 units tested so far, with follow-up and post-construction testing also planned.

To my knowledge, this is the largest individual-client NYCHA MFLB radon survey completed by any company in NYC to date, and I’m extremely proud that Professional Property Inspections had the opportunity to get it done.

Thank you once again to Tetra Tech for the partnership and for entrusting me to complete this project in a focused, timely, and efficient manner. Also, thank you to the Wavecrest and MDG management teams for helping with coordination, access, and communication throughout the process.

A quick four-hour drive to work is nothing when I have the opportunity to meet, help, and network with so many great people while doing important work.

The last 30 days have really reminded me why I do this.

After many years in business, I’ve had the opportunity to help more people in the past month than at any other point in my career. There’s no better feeling than knowing the effort, care, and attention I put into every inspection truly makes a difference.

My goal has always been simple: put my clients first and give them the home inspection experience they deserve. When clients take the time to share their experience, leave a review, or refer me to someone they care about, it means more than they know.

Here are just a few kind words from the past couple of weeks. It has been truly amazing, and I’m grateful for every person and family I’ve had the opportunity to work with.
