This is why the right inspection matters.

At first glance, it may just look like an older chimney. But with the right equipment, experience, and a closer look, we were able to confirm active moisture intrusion.

These are the kinds of items that are often overlooked, and unfortunately, the buyer is usually the one who pays the price after moving in.

Just worked with a buyer who, toward the end of the inspection, told me he got my name from a close family friend they trusted.

I asked who his Realtor suggested, and he mentioned the name of someone who is another good local inspector.

So I asked, “What did they say when you mentioned my name?”

He said, “They said sometimes Mike gives us a hard time.”

Honestly, that might be the greatest compliment I could receive.

My job is not to make the transaction easier for anyone. My job is to give my client the information they need to make a better decision.

Proud to highlight one of my largest radon projects to date: a large-scale MFLB (Multi-Family Large Building) radon survey completed for NYCHA at Murphy Private Houses in the Bronx.

This project included 47 buildings across 15 sites, with 735 units tested so far, with follow-up and post-construction testing also planned.

To my knowledge, this is the largest individual-client NYCHA MFLB radon survey completed by any company in NYC to date, and I’m extremely proud that Professional Property Inspections had the opportunity to get it done.

Thank you once again to Tetra Tech for the partnership and for entrusting me to complete this project in a focused, timely, and efficient manner. Also, thank you to the Wavecrest and MDG management teams for helping with coordination, access, and communication throughout the process.

A quick four-hour drive to work is nothing when I have the opportunity to meet, help, and network with so many great people while doing important work.

The last 30 days have really reminded me why I do this.

After many years in business, I’ve had the opportunity to help more people in the past month than at any other point in my career. There’s no better feeling than knowing the effort, care, and attention I put into every inspection truly makes a difference.

My goal has always been simple: put my clients first and give them the home inspection experience they deserve. When clients take the time to share their experience, leave a review, or refer me to someone they care about, it means more than they know.

Here are just a few kind words from the past couple of weeks. It has been truly amazing, and I’m grateful for every person and family I’ve had the opportunity to work with.

I’ll continue giving my all to raise the standard for home inspections in our area and help people make better decisions through better information.

Let’s see what we can find on today’s inspection…

Right away, we open up the electrical panel and you can see signs of moisture intrusion, staining and corrosion starting along the bottom of the panel. That alone is a concern.

But then you take a closer look… the main lugs are double-tapped. That’s usually done when they run out of space and try to make it work, but these lugs aren’t designed for that, and it creates a real safety issue.

Now you’ve got moisture and improper wiring in the same panel. That’s how you end up with loose connections, overheating, and potential fire hazards.

And this is exactly the kind of stuff you’re never going to see… unless you open the panel.

Proper septic evaluation goes far beyond a basic dye test.

I strongly advise bringing in a qualified septic professional for a full inspection.

A standard "home inspector dye test" has limitations and cannot confirm whether the dye is actually reaching and dispersing through the leach field. Without direct access and verification, critical failures can be missed.

The most reliable approach is to have the tank uncovered and the system tested at the outlet. This allows for accurate observation of flow and system performance where it matters most.

In this case, the system was only five years old had and already failed. Estimated cost: $23,000+ just to replace the leach field.

When evaluating a property, it’s not about doing the bare minimum, it’s about advising clients to take the extra step and bring in the right professionals.

Walked into the basement on today’s inspection and found a hairdryer wired up to keep a water line from freezing.

Creative? Sure.
Safe? Not even close.

This is how fires start and why a proper fix always beats a quick hack.

This is a serious safety concern I found yesterday in the garage/ basement.
The dryer vent improperly discharging into the walls and garage… lint everywhere… a serious fire hazard (as well as no fire separation between the garage and rooms above).
A grandmother and her four grandchildren call this home.
Yes, I'm working for the buyer, but when you see something like this, you speak up. You educate. You make sure people understand the risk and how to fix it.
Because sometimes it’s not just about the house… it’s about the people inside it.
