We loved welcoming agents to the Anson office this morning for Bubbles & Bagels before everyone headed over to Home-A-Rama at Wild Air in Zionsville.

Good food, good company, and a great way to kick off the day! ❤️

Price is important, but a seller may also consider financing, contingencies, closing timeline, possession, earnest money and other terms of the offer.

For example, a $400,000 offer with complicated contingencies might be less appealing to a seller than a $395,000 offer with stronger terms and fewer potential hurdles.

The best offer isn't always the highest offer. It's the offer that provides the seller with the combination of price, terms and certainty that best fits their situation.

☕️ Bites & Builds is making a stop in Whitestown!

We popped into Hattie's Coffee, a charming little coffee shop just minutes from our new Anson office, and we may have found a new team favorite.

We tried the Frosted Animal Cookie Latte, and honestly… it was NEXT LEVEL. 🍪☕️✨ If you like your coffee with a little sweetness, this one is absolutely worth ordering.

But Hattie’s is more than just great coffee. The shop is located in a beautifully renovated 112-year-old farmhouse on S. Main Street and honors Harriet “Hattie” Wilson White, an abolitionist connected to Whitestown’s early history. Founder Kirra Sutton created the space as a warm, community-focused gathering place that brings together the town’s history and its growing future.

A delicious coffee + a little local history? We’ll take it. ❤️

Our verdict: ⭐️⭐️⭐️⭐️⭐️ - The Frosted Animal Cookie Latte gets a VERY enthusiastic recommendation from us!

It allows a buyer to offer more than their initial purchase price if the seller receives a higher competing offer, usually up to a predetermined maximum.

For example: You offer $400,000 with an escalation clause that increases your offer by $2,000 over a competing offer, up to $425,000.

It can be a useful strategy in a competitive market, but it isn’t right for every situation. Your agent can help you determine whether it makes sense based on the property and the competition.
