What they miss? The texture.
I've been in Ann Arbor real estate for over 12 years, and here's what no database will ever tell a buyer: which streets flood in spring, which neighborhoods have the kind of community where people actually know each other's names, or why certain blocks near the Arb command premiums that don't show up in any automated valuation.
The gap between data and reality is bigger than most people think.
Take listing photos. In 2025, AI-enhanced images are everywhere... and buyers are getting frustrated. They drive across town to see a "sun-drenched living room" that actually faces north and stays dark most of the day. The algorithm can improve a photo, but it can't walk through the space and feel the temperature or hear the traffic noise that doesn't show up in pictures.
Or take negotiations.
Technology can tell you comparable sales and suggest prices. But it can't read the body language of a seller who's emotionally attached to their childhood home, or catch the slight tone shift that signals someone's actually flexible on closing dates. Those moments require years of sitting across from people during one of the biggest financial decisions of their lives.

Technology has made me more efficient at research and analysis. But efficiency was never what clients actually needed. They need someone who knows this community, understands the unspoken dynamics of our market, and can guide them through the anxiety of making a six-figure decision.
