Summer is coming fast, and with those nice sunny days come a downside: you now have to cool your home.

Electricity is just getting more expensive, so use these old-school tricks to cut your cooling costs this summer.

1. Stop the heat in its tracks by closing your drapes when there’s daylight. By keeping the sun out, your home will stay cooler!

2. Increase air circulation by turning a fan on. A slight breeze goes a long way to making a room feel cooler.

3. Keep the air in your home cooler by keeping your stove/oven off. The grill is a great way to cook things while keeping your home cooler.

Forget Zillow–your agent is the BEST, more accurate place to find new real estate listings.

Because your agent has direct access to your area’s MLS, which is the database with all real estate listings. That means that your agent knows exactly what’s on the market.

Zillow and sites like it often have outdated or inaccurate information, which means that the home you’re obsessing over could've been sold the day before.

Avoid house heartbreak like that by getting your listings direct from your agent. You can even have your agent send the latest listings that fit your needs directly to you–talk about a time saver!

Don’t let your HVAC system catch you off guard, especially before a hot summer!

If you notice any issues with your HVAC system like noises, smells, or thermostat problems, get them investigated by a professional.

You’ll likely save yourself a headache by catching the problem early and you won’t have to deal with not having AC in the heat of the summer.

What does the next step in your real estate journey look like? Buying a second home might be the next smart move for you.

But before you take the leap, you’ll need to consider a few things.

- Location: You want your second home to be in the perfect location. If you’re considering a place that you haven’t spent a ton of time in, take a few trips and get a feel for what life might be like before committing to looking in the area.

- Amenities and Travel Time: While you’re scouting out locations and potential neighborhoods, focus on what you’re close to and the time it takes to travel to your favorite places.

- End Goal: You’ll also want to get clear on what your end goal is for this second home–are you looking to build equity with it or use it to increase your cash flow?

- A Great Agent: Prioritize a local agent who knows the area and can provide the expertise you need to make the right decision on a second home. They’ll be able to guide you through the whole process and provide you with options you may not have even known about!

Are we going to see foreclosures flood the market in 2023?

Swipe to find out what’s going to happen!

As you saw, we’re not likely to see that many foreclosures.

Most homeowners are in good shape right now thanks to their solid mortgage rates.

Plus, even if a homeowner does need to get out of their home and lower their monthly costs, they’ll have no problem selling to a qualified buyer pool.

The experts are predicting that our market will be pretty consistent in the coming year with a steady stream of buyers and sellers. We won’t be to the levels of 2021, but we will return to a pre-pandemic norm.

Save some cash and the environment while you’re at it!

It’s worth taking the time to give your home some energy updates–like installing dimmer switches or switching to LEDs–to cut that electricity bill down.

One of my favorite things about real estate: equity!

Quick refresher: equity is what you build when you pay your mortgage every month. Basically, it’s the amount you’ll get back in your pocket when you sell your home.

Equity is what makes real estate such an amazing investment. Instead of having the money you pay for housing just disappear each month like it does when you’re renting, that money ends up in your home as equity.

But you don’t have to wait until you sell your home to tap into your equity. With a home equity line of credit (HELOC) and other equity-based loan options, you can put that money to work for you.
