Getting under contract is the exciting part. Then the detective work begins. 🔎🏡

I've spent quite a bit of time lately looking at things that aren't nearly as pretty as kitchens and countertops—HVAC systems, electrical panels, WDI reports, inspection reports and repair estimates.

A home inspection can produce a LONG list. That doesn't necessarily mean it's a bad house—or that every item needs to become a negotiation.

Part of my job is helping my buyers work through the information, ask the right questions, bring in qualified professionals when needed, and determine which issues deserve the most attention.

Some items may be routine maintenance. Others can affect safety, insurability, financing or the cost of owning the home.

The goal isn't to find a perfect house. It's to understand the house you're buying.

And then make good decisions before you get to the closing table.

Lately, real estate has been keeping me BUSY — which is exactly how I like it. 🏡

The past few weeks have included buyers under contract, inspections and repair negotiations, pricing conversations, listing projects, offers, showings and plenty of problem-solving behind the scenes.

One thing I still love about this business is that no two transactions are ever quite the same. Sometimes my job is to negotiate hard, sometimes it’s to find a solution, and sometimes it’s simply to help a client figure out the smartest next move.

My plate is happily busy, but it’s not full.

So, if buying or selling has been somewhere in the back of your mind — even if you’re not quite ready yet — I’d love to talk. Sometimes a conversation is the best place to start.
