The Campos family’s home sat on the market for 6 months (with a different agent). They were ready for a fresh strategy and called me. “What would YOU do differently, Katelyn?”
Before any listing presentation, I ran the hard numbers. I studied recent sales, active competition, and buyer behavior. Their previous price was actually very close to where it needed to be, so we made a minimal adjustment… only $5,000…. But it was just enough to spark new interest without sacrificing value.
But that wasn’t all we did.
After seeing the comps, I focused on the presentation of the home. There were no massive renovations needed, but there needed to be intention and purpose behind how the home showed. We made a few updates like:
- Installing new lighting fixtures
- Removing outdated valances and curtains
- Fresh caulking on the baseboards
- Laying new mulch in the flowerbeds
These are all small things, but they amount to big things.
Next came staging and adding additional lighting to brighten the darker living space. We added a 3D tour (so beneficial for our military families who may purchase sight unseen) and of course, I brought in a professional photographer to capture high-quality photos of each space.
Y’all… 24 hours is all it took!
It showed like a completely different home, and we had an offer immediately.

Homes with strategic marketing sell even faster.
