If you’re planning to buy a home this year, start with a monthly payment, not a home price.
Before looking at listings, decide what you can comfortably afford each month while still having room for groceries, savings, emergencies, and the life you enjoy.
Then ask your lender to calculate the full estimated payment, including:
• Principal and interest
• Property taxes
• Homeowners insurance
• Mortgage insurance, if required
• HOA fees, if applicable
Also, don’t use every dollar you’ve saved for the down payment and closing costs.
Keep money available for moving, small repairs, utility deposits, and the unexpected expenses that often come with a new home.
The amount you’re approved for and the amount that feels comfortable are not always the same.
Start with the life you want after closing. Then find the home that fits inside it.
