🏡 How Do I Find a Real Estate Agent to Sell My House?
If you’re thinking about selling your house in the Wichita Falls area, one of the best first questions you can ask is:
“Is this agent a Realtor, and are they actually local?” 📍
I’m Jared Elkins, a Realtor with Times Real Estate, and I believe those two things matter more than most people realize.
A lot of homeowners make the mistake of choosing someone simply because they are licensed, know someone they know, or are willing to drive in from another market. But Texas is the second-largest state in the country 🤠. We have multiple physical ecosystems, and even inside the same state, selling in a metro area, a city, a small town, or out in the country can be dramatically different.
Real estate is not just about putting a sign in the yard and uploading pictures online. 🪧📸
It is about understanding the region.
It is about knowing how buyers think in that specific area.
It is about knowing why one neighborhood may appeal to a family because of school districts, traffic patterns, and nearby restaurants 🍎🚗🍽️, while another may appeal to someone who wants more land, more privacy, and more distance from neighbors 🌳🏞️.
That kind of local knowledge matters.
A non-local agent may be able to pull numbers from a computer 💻, but they may not understand how people actually live here. They may not know which areas feel convenient for a young family, which roads become frustrating during school traffic, or why being close to shopping and restaurants can be a major selling point for one buyer but not matter at all to another.
The second thing I believe sellers should ask is whether the agent is a Realtor, not just a licensed real estate agent. ✅
There is a difference.
A Realtor is held to a Code of Ethics. That matters because selling your home is not just a transaction. It is usually one of the biggest financial and emotional decisions a person will make. You need someone who takes that responsibility seriously. 🤝
This is especially important if you are a first-time home seller. 🏠
You may not know what questions to ask yet. You may not know what the process looks like, what your home should be priced at, what repairs are worth doing, or how to tell the difference between a strong offer and one that only looks good on paper. 📄
That is why choosing the right agent matters.
Here are a few questions I would ask before hiring someone to sell my home:
✅ Are you a Realtor?
📍 Are you local to this area?
🏘️ Do you understand this neighborhood and the type of buyer who would want to live here?
💰 How will you price my home beyond just looking at online estimates?
🗣️ What would you tell buyers makes this home and area worth choosing?
Because selling a home is not just about finding any buyer.
It is about finding the right buyer, telling the right story, and making sure your home is positioned correctly in the local market. 🎯
