We meet new real estate agents every week, and one of the most common questions we get is, “What is that in your hand?”

Our answer is simple. It is a thermal imaging camera, and it allows us to identify issues that cannot be seen with the naked eye.

What surprises us is how often this leads to a bigger question. Why is your current inspector not using one?

Thermal imaging is not a “luxury tool”. It is a standard piece of equipment that should be used during every inspection. It helps identify overheating electrical components, moisture intrusion, plumbing leaks behind drywall, insulation deficiencies, and hidden defects that would otherwise go unnoticed.

If you are hiring an inspector, ask this question directly. Do you use a thermal camera during your inspections?

If the answer is no, that should raise concern. If the answer is yes, but only for an additional fee, that should also raise concern. This is not an add on service. It is part of a thorough inspection.

The image below captured a conductor connection reaching approximately 370 degrees. This is a significant safety hazard that would not have been identified without thermal imaging.

Galvanized water distribution piping was once the standard in residential construction, especially in structures built from the early 1900s through the 1960s. At the time, it was viewed as a durable upgrade over older materials. What we know today is that galvanized steel has a limited life expectancy, commonly around 40 to 60 years.

As these pipes corrode internally, minerals accumulate and slowly restrict the inside diameter of the pipe. This leads to reduced water flow, inconsistent pressure, rusty or discolored water at fixtures, and in many cases, leaks or full pipe failure. The corrosion begins from the inside and works its way outward, which means the piping can appear stable until a leak suddenly develops.

P.S (Cooper Hangers (support) can cause galvanic reaction as well, this is more than likely a combination as well).
