✅ Do’s When Looking at Homes on Zillow

Do set your budget filters → Save time by narrowing to your realistic price range (and remember to account for taxes & insurance).

Do pay attention to “days on market” → A home that’s been sitting might signal room to negotiate.

Do cross-check info with your agent → Zillow pulls from different sources, so some data (like school ratings, HOA fees, or taxes) may not be fully accurate.

Do use saved searches & alerts → You’ll be notified right away when a new listing hits that matches your criteria.

Do look at price history → This can show whether a home has had multiple reductions or relistings, giving clues about seller motivation.

🚫 Don’ts When Looking at Homes on Zillow

Don’t assume “Zestimate” = actual value → It’s an algorithm, not a professional appraisal, and can be way off.

Don’t fall in love with photos alone → Pictures can be staged, edited, or hide flaws you’d notice in person.

Don’t rely only on Zillow for availability → Sometimes homes still show as “active” even if they’re under contract.

Don’t skip neighborhoods → Explore beyond the house itself — check commute times, nearby amenities, and overall vibe.

Don’t make big decisions without your agent → A licensed agent has real-time MLS data, negotiation strategies, and insider knowledge Zillow can’t give you.
