I LOVE spaces like this.

Your home doesn’t have to be huge. It doesn’t have to be expensive. It doesn’t have to be brand new or perfectly updated. Honestly you don’t even have to own it.

You can make wherever you live feel like YOU.

This homeowner took a simple enclosed porch and turned it into the warmest, most inviting little space. Plants she loves, cozy furniture, things she’s collected and a place you can tell she actually enjoys spending time in.

I walk through a LOT of houses, and honestly, these are the spaces I remember.

A home isn’t special because of the price tag or the square footage. It’s what you do with it once you’re there. And this feels like home.

It was a BUSY week! 🏡❤️

Fall sports are ramping up, everyone is getting back into school schedules, and somehow we squeezed in a few pretty big moves too!

🏡 One couple bought their very first home and is SO excited to get out of the big city and start this next chapter.

🔑 Another client closed on a home they STILL haven’t seen in person. I hope they love it. So nervewracking😂

☀️ One couple found a home with a pool just in time to enjoy it with their grandkids. The timing couldn’t have been better!

🏠 And another family sold their first home and made quite the upgrade! Lucky for them, their new house is only a few minutes from the old one, so at least moving day won’t involve going very far.

Every closing looks a little different, and that’s one of my favorite parts of this job. I’m so thankful for the people who trust me to help them through such a big season of life.

Seeing those happy faces on closing day never gets old.

HOAs are probably one of the most common topics that come up when I’m working with buyers. Some people don’t care either way. Some people absolutely DO NOT want one. And I understand both sides.

I’ve read a lot of HOA covenants over the years, but my favorite might still be the neighborhood that required cats to be tethered when outside. I love my cats but this made me actually laugh out loud. I’m just picturing trying to take all my cats outside on a leash.😂

HOAs can definitely get in your business. Want to park an RV in your driveway? Put up a shed? Paint your house? There may be rules about it. But when they’re managed well, they serve a purpose too. They help keep neighborhoods maintained and protect property values.

There’s a time and place for both HOA and non-HOA neighborhoods. It really comes down to what matters to YOU.

But one thing I always tell my buyers: I don’t care how “laid-back” someone says the HOA is. We’re reading the covenants. Because what’s actually written on paper is what matters.

And you definitely don’t want to find out after closing that Fluffy needs a tether. 😂🐈

🔎 Inspection Day! 🏠

Inspections can be one of the parts of buying a home that makes people the most nervous, but they’re really about one thing: information.

Once we’re under contract, you have an inspection period where you can hire a licensed home inspector to take a much closer look at the house.

And when I say closer look, I mean it. 😂 Sometimes that means crawling through an attic or squeezing into a crawl space. This is exactly why we hire someone! Inspectors look in places we can’t see during a normal showing.

They’ll look at the roof, foundation, electrical, plumbing, HVAC, appliances and so much more.

Then we get the report and go through it together. Not everything on an inspection report is a major problem. Some things are normal maintenance, some are worth keeping an eye on, and some may be things we want to address before moving forward.

Depending on what we find and what our contract allows, we can decide whether to move forward as-is, ask for repairs or another solution, or sometimes decide the home just isn’t the right one.

And one thing I always remind buyers: even brand-new homes can and should be inspected. New construction doesn’t mean perfect! Inspectors can catch things that were missed during the building process too.

An inspection isn’t meant to scare you out of buying a house. It’s meant to help you understand the house you’re buying so you can make an informed decision. ❤️

I’d much rather my buyers know what they’re walking into than be surprised after closing!

Sometimes you just have to work with what you have. This sweet military family reached out to me when they realized they had officially outgrown their current home and were ready for something that fit their family a little better.

We got their home sold and found the perfect next one… and then, because military life likes to keep things interesting, Dad found out he had to leave the country for work the week of closing. 😅

So we made it work! We arranged for him to pre-sign everything needed for the sale before he left and got everything set up so Mom could handle the purchase closing while he was gone.

Buying and selling at the same time can already take some coordinating. Throw in an unexpected trip out of the country and three little ones, and sometimes you just have to get creative and make it happen.

So happy we were able to get this family into a home with more room to grow. Congratulations on your new home! 🏡💙

Sometimes the first step toward buying a home is realizing it’s just not the right time yet.
