This month brought 7 successful closings - 3 sellers and 4 buyers - and, more importantly, 7 unique stories. Every transaction came with its own challenges, but also a reminder of why I love helping people navigate real estate.
🏡 Sedgwick St., Burrton - Buyer
A first-time homebuyer who had been struggling with lenders for several months. With the right lender and the right plan, we were able to get them into a home almost immediately after we started working together. Sometimes, having the right team makes all the difference.
🔑 W Ave D, South Hutch - Buyer
My buyer found a manufactured home on a permanent foundation that was a foreclosure and wanted to make it their own. We originally pursued conventional + construction financing, but when that didn't work out, we switched to an FHA 203(k) loan. It took nearly four months to close, but the financing gave them the flexibility to purchase a home that needed work and turn it into the home they wanted.
🛠️ Brunswick, Wichita - Seller
This was my flip project, and it was quite the transformation. After sitting vacant for several years, the home needed extensive work — from holes in the roof to leaning foundation walls and everything in between. After a major remodel, it was ready for a new family to bring it back to life.
🏠 Maple, Wichita - Buyer
The buyers of the Brunswick home needed to sell their existing home before they could move forward. After more than 15 years in that home, they were ready for a change. Their home needed several maintenance items and a facelift, so the other agent and I worked together to create what was essentially a “home swap.” The result? They were able to move into a new home with everything they needed, while the next chapter began for their old home.
📈 Fountain, Wichita - Seller
I helped these owners purchase this home just two years ago. Since then, they had outgrown both the home and the area and wanted to move to one of the communities surrounding Wichita. After holding the property for two years, they were able to sell it for $15,000 more than what they originally paid. It’s a great reminder that homeownership can build equity over time.
🏡 Goeldner, Derby - Buyer
These buyers moved up from the Fountain home into an updated property that was nearly twice the size — a home that better fit their needs for the long term. I was also able to negotiate for the seller to pay all of the buyers’ closing costs, allowing them to use the proceeds from their previous home toward their down payment and make the transition much easier.
🎉 Skinner, Wichita - Seller
This one definitely tested our patience! After financing issue after financing issue, multiple closing date changes, and even switching lenders, we finally made it to the closing table. I was also able to help get updates and maintenance items completed before listing, so the sellers didn't have to come out of pocket for those expenses until closing.
Seven closings. Seven different stories. Seven reminders of why the details matter. ❤️
