Reflecting on how the market looked in Sedgwick county for January compared to December 2022:

New listings and active listings were up, sold listings were down = resulting in more inventory on the market and longer days on the market.

This is a good thing for buyers because it means more options! But at the same time, multiple offer situations are happening still in various price points throughout the area. I heard today in a real estate meeting today that an agent and their buyer last week were 1 of 19 offers! 😳😬

To me this just means real estate is still great for all parties - more options for buyers, multiple offer situations for sellers.

Curious how the real estate market ended up for 2022?

In December - Wichita total home sales fell to 525 from 747 compared to December 2021 and total sales volume for the year was also down $135.3 million. 😳 Wild!

Needless to say 2021 was an anomaly and what we saw in 2022 is more along the lines of what we can expect to see in 2023!

More stabilization in the market, more buyers getting opportunities and longer lengths of time to view houses, buyers not having to pay way over asking and being able to have inspection requests agreed to, and even potentially some closing costs paid for.

Coupled with the rates having just went down this week - this is still an awesome time to buy!
