Rumor has it interest rates are gonna keep rising. But… you want to buy a house! 😬 I’m talking to buyers every day about rates and the role they play in buying a home. And while no one has all the answers, it’s true that they’re trending upward. That said, I wanted to share some basic info about interest and how it works so you can make the best decision given your situation this spring. ⁣

An interest rate is essentially the price you’ll pay to borrow money to purchase a home.⁣

Interest rates are displayed as an annual percentage of the total amount borrowed, also known as the principal.⁣
Here’s a straightforward example: Say you borrow $500, and the interest rate is 8%. At the end of the year, you’ll owe $540 ($500 x 0.08).⁣

Lenders make money off the mortgage interest. In the example above, the lender would pocket the $40.⁣
Lenders determine your interest rate using a variety of factors; however, the most important is your credit score. A credit score is a number that predicts how likely you are to pay back a loan on time—the higher your score, the lower your interest rate. ⁣

🏡 Focus on curb appeal. Think shiny new mailbox, pressure-washed driveway and sidewalks, trimmed trees and hedges, fresh mulch, and seasonal color.⁣

🖼 De-personalize your home. Tuck the family photos and mementos away and swap them out with neutral artwork or even nothing at all. You may even want to also consider hiring a professional stager. (Want a recommendation? DM me!)⁣

🍴 Jazz up the kitchens. It's true that kitchens sell houses. Plus, you’ll get around 85% of your money back when you sell. The easiest updates? Painting and new cabinet hardware—just choose neutral colors that will appeal to a wide range of buyers.⁣

🪟 Maximize natural light. Think clean windows, airy lampshades, and high-wattage light bulbs. You can even remove drapes and blinds altogether if privacy isn’t a concern.⁣

All kidding aside, what even is a buyer’s or seller’s market? And further, what do we expect the Wichita market to look like in the coming months?

IN A BUYER’S MARKET
* Buyers have the upper hand.
* Supply > Demand. In other words, there are too many homes and not enough buyers.
* Homes linger on the market and are often relisted to appear like a “new” listing.
* Homes sell below listing price with several price cuts along the way.
* Sellers are much more willing to negotiate with buyers.

IN A SELLER’S MARKET
* Sellers have the advantage over the buyers.
* Demand > Supply. In other words, there are too many buyers and not enough homes.
* Homes sell fast, and buyers often find themselves facing steep competition.
* Homes sell “as-is” and often above the asking price
* Buyers are much more willing to stretch their budget to land the home they want.

This spring is definitely showings signs of continuing to be a seller's market, but inventory always tends to increase in the warm months so I'm hoping it to be slightly more balanced. 🤞
