Hey hey Kansas friends! I'm sure you've seen the national news carrying on about how SELLERS DON'T HAVE TO PAY BUYER'S SIDE OF COMMISSION ANYMORE!!!!

Well, despite the excitement on tv, nothing really changes for buyers and sellers in Kansas. Broker commissions have always been negotiable. Agents have always had Buyer Agency Agreements, which include what a buyer will pay our Broker for our services if seller does not offer compensation.

There are a few MLS/paperwork/housekeeping changes for agents, but the bottom line for clients: If Sellers don't offer compensation to a buyer's broker, there will be many buyers who just can't buy your house and won't look at it. SO many buyers are rich with credit but low on liquid cash, which is why they oftentimes ask for help from sellers with closing costs. Agents won't refuse to show your home as that has always been illegal, but BUYERS will decline to tour because they know they don't have the cash to pay their agent's broker. Which has always been the case.

I'd love to discuss further in the comments! I love change and the new challenges that come with it. This, however, isn't as exciting as I first thought it would be. Kansas has been doing it right for a long time.
