My generation watched a $500 apartment turn into a $1,600 apartment.

Same one-bedroom. Same kitchen. Same worn carpet. Nothing about the place improved — only the rent.

Then the questions start: why aren’t younger people buying houses, having kids, or saving more money?

When the baseline cost of a basic roof over your head triples while the unit itself stays the same, the math for everything else gets harder.

The rent increase alone absorbed a lot of the breathing room that used to exist.

Here’s one of the cleaner ways wealthy families actually move money across generations.

Dad buys a property for $250,000. Thirty years later it’s worth $4 million.

Instead of selling and triggering a huge capital-gains bill, he borrows against the equity — loans aren’t treated as taxable income.

When he dies, the kids inherit with a stepped-up cost basis of $4 million. They can turn around and sell and owe almost nothing on the $3.75 million gain.

The strategy is called “Buy, Borrow, Die,” and it’s one of the main reasons large estates often stay large while ordinary families keep paying tax on every step up.

If you love touring beautiful homes, checking out the newest design trends, or you’re starting to wonder what building a new home might look like—this is worth putting on your calendar!

The Wichita Area Builders Association Fall Parade of Homes runs for three weekends, Saturdays & Sundays from 1–5 PM:

📅 September 26–27
📅 October 3–4

It’s a great opportunity to tour new homes, see different builders’ work, gather ideas, and figure out what you love…and what you definitely don’t. 😉

And if you find yourself walking through one thinking, “Okay…THIS is what I want,” give me a call. Building a home has a lot more moving pieces than picking the pretty countertops, and having your own Realtor in your corner before you start talking contracts can make a big difference.
