JUST SOLD ✈️🏡

This one is a little different than the typical home purchase.

My buyers recently secured a lot in Downwind Estates II at Cook Airfield, where they plan to build their future home and hangar.

As pilots, they already knew this unique aviation community was where they wanted to be. One of my favorite parts of the process was arranging a tour with the airport owner, who spent time showing us the available lots and sharing the history of Cook Airfield and the Downwind Estates community.

Aviation is truly a family affair for them. During one visit, family members flew in from out of state and parked their airplane at the airfield while they explored the area together.

While there isn't a house there yet, this purchase represents the first step toward something they've been dreaming about for a long time.

Congratulations to my buyers on securing Lot 1 in Downwind Estates II. I can't wait to watch their vision come to life over the coming years. ✈️🏡

JUST SOLD 🏡

This may be one of the most unique transactions I've had in a while.

I was referred by a fellow RE/MAX agent in another state to help her brother with a relocation to Wichita and McConnell Air Force Base. Because he was away completing training, nearly the entire transaction happened while he was out of state.

That meant attending the home inspection, blue tape walkthrough, final walkthrough, coordinating repairs with the builder, and even helping arrange a remote closing with a mobile notary so everything could be completed from where he was stationed.

We were also able to negotiate seller-paid closing costs and make sure every item on our repair amendment was completed before closing.

And yes, we absolutely did a home inspection on a brand-new home. In fact, we identified more than 10 items that the builder addressed before closing. New construction doesn't always mean perfect construction.

The funny part? After all of the phone calls, emails, walkthroughs, inspections, and closing preparations, I still haven't met my buyer in person.

📊 May market numbers are in for Sedgwick County.

Compared to April, we saw more homes hit the market, more homes sell, and average sale prices continue to climb. Buyers have more options than they did earlier this year, but demand remains strong for homes that are priced and presented well.

One thing I've seen firsthand recently is that more inventory doesn't necessarily mean less competition. I had a listing go on the market last week that received multiple offers during its first weekend. The difference wasn't luck. It was preparation, pricing, and a strategy designed to make the home stand out from day one.

For sellers, that means the homes that shine are still rising to the top.

For buyers, it means being prepared when the right house hits the market can still make all the difference.

One thing to keep in mind: these numbers represent Sedgwick County as a whole. What's happening in Wichita, Andover, Derby, Goddard, Maize, or even your specific neighborhood can look very different depending on location, school district, and price point.

✨ A little life lately.

My camera roll lately has been a mix of contracts, concerts, family time, Kansas skies, wildlife encounters, and houses I absolutely considered moving into myself for at least 5 minutes. 😂

10 years into real estate and no two weeks ever look the same… which is honestly probably why I still love it so much.

📊 April market numbers are in for Sedgwick County, and the spring market picked up.

Compared to March, we saw more homes come on the market, more homes sell, and more homes go under contract. Average days on market also improved, dropping from 40 days in March to 35 days in April.

That tells us buyer activity is still very much there.

At the same time, inventory is higher than it was last year, which means buyers have more options than they did in previous markets. The homes that are prepared well, priced correctly, and marketed strategically are still standing out.

For sellers, this is good news, but it is not a free pass to skip the prep work.

For buyers, more inventory helps, but the best homes can still move quickly, so being prepared matters.
