🏡 Nobody talks about what waiting actually costs.

And I'm not talking about interest rates.

I'm talking about equity.

Every month you rent is another month you're not building ownership in an asset that's yours.

When you rent, your payment helps cover someone else's mortgage, taxes, and insurance.

When you own, part of your payment goes toward your principal. And if your home gains value over time, you participate in that growth.

The reality?

Waiting has a cost too.

📈 Rates go up.
📈 Rates go down.
📈 Home values go up.
📈 Home values go down.

But every month you spend on the sidelines is a month you aren't building equity.

That doesn't mean everyone should rush out and buy a home tomorrow.

It does mean you should understand the trade-offs before deciding to wait.

🏡 "How do I know if I'm ready to buy a home?"

For most people, the starting line is getting pre-approved.

That's when a lender reviews your income, credit, debts, and overall financial picture to show you what you may qualify for and what your monthly payment could look like.

If you haven't had that conversation yet, that's usually the first step.

The good news? Talking to a lender and exploring your options typically costs you nothing.

Another question I hear all the time:

❓ "Do I have to use the lender my Realtor recommends?"

No.

You are never required to use a lender recommended by your agent.

When I refer a lender, it's because my clients have had positive experiences working with them. That's it.

The recommendation is there to give you a starting point not to make the decision for you.

At the end of the day, the choice is always yours.

📈 Don't get stuck focusing on the interest rate alone.

The rate is only one piece of the puzzle.

💰 What about lender fees?
💰 Closing costs?
💰 Prepaids?
💰 The actual cash you'll need to bring to closing?

When a lender sends you numbers, ask them to walk you through the entire estimate not just the rate.

If something doesn't make sense, ask.

And if you still don't understand it after the explanation, ask again.

A good lender won't make you feel uncomfortable for asking questions. In fact, they should expect them.

🚩 If someone makes you feel dumb for wanting clarity on one of the biggest financial commitments of your life, that's a red flag.

There are no dumb questions when it comes to a mortgage.

🏡 Thinking about buying a home? Here are a few questions worth asking your lender before you ever write an offer:

💰 "Can you give me cost information before I send a contract?"
If a lender is confident in their process, they shouldn't need you under contract first. Their answer can tell you a lot.

📂 "Who will actually be handling my file day-to-day?"
Some lenders keep everything in-house. Others hand it off. It's good to know who you'll be working with and where your file is going.

⏰ "What's your average timeline from contract to close?"
Around Wichita, 30 days is generally considered standard. In a competitive market, timing matters.

📝 "What do you need from me upfront to get started?"
A smooth process usually comes with a clear answer. If the answer is vague, the road ahead might be too.

These aren't trick questions. A good lender should be able to answer every one of them without hesitation.
