Most expensive home repairs didn't start out expensive. They started small. 🏡🔧

A clogged gutter. A hairline crack in the caulking. A downspout draining the wrong direction. Left alone long enough, any of these turn into a real (and expensive) problem.

I put together a full seasonal maintenance checklist for Wichita homeowners, gutters, drainage, small leaks, mold, HVAC, roof, sprinkler winterization, smoke/CO detectors, dryer vents, and pest awareness. Nothing here requires special skills, just a little consistency on a schedule.

I'm a Realtor®, not a contractor, so this is about knowing what to watch for, not diagnosing or fixing it yourself. If something on the list raises a flag, that's exactly when to call a qualified pro.

Remember, there’s no such thing as a silly question when you’re buying a home.

If you have a question or a concern, **ask it.**

The goal isn’t just to get you into a house. It’s to make sure you’re informed, clear, and ultimately empowered before you start touring homes or writing offers.

And if we start zigging when we should’ve been zagging, we can pivot.

So, if you’re sitting on the fence right now, here are a few things you should know:

Yes, we’re going to get you pre-approved before we start touring homes.

And no, I don’t want you shopping at the absolute top of your budget.

Yes, there’s a touring form that needs to be signed before showings. For us and our brokerage, it’s a **7-day agreement**. It identifies the general area you’re looking in, you as the buyer, the agent, and the timeframe.

It does **not** lock you into a long-term relationship with your Realtor.

And no, we don’t charge for showings.

Some other brokerages leave that up to the individual agent, which is exactly why you need to understand what you’re signing. It’s not always apples to apples.

**So if you’re on the fence about buying, don’t let uncertainty be the reason you stay there.**

The best time to buy is when it works for **you**. Your finances, your timeline, your life.

Not when some number on a screen hits the perfect point.

And if you're waiting for rates to drop, understand what that could cost you. When rates drop, all those buyers waiting on the sidelines could jump back in too.

More buyers. More competition. Potentially higher prices.

I'm not telling you to buy right now. I'm telling you to make the decision based on **your situation**, not trying to predict the market.

A few things worth knowing before you count yourself out: down payment assistance programs exist, seller concessions are sometimes possible, and not all lenders are the same, getting pre-approved with one doesn't lock you in. It's always your call who you work with, your agent, lender, inspector, all of it.

# # # Get Clear on Your Numbers and Needs

What are the numbers? Where do you feel comfortable?

Like I said, don't shop at the absolute top of your budget. You need to find a number that's comfortable for you and your situation, because at the end of the day, you're the one making the payments.

Then, what are your needs?

Do you absolutely need that four-bedroom house? Or are you a little more flexible? Maybe a three-bedroom with a bonus room or finished basement could work.

That's something we need to figure out upfront.

What are the things that are **must-haves** versus the things that would just be nice to have?

Your must-haves are the things you're not willing to compromise on. The nice-to-haves are things you'd like to have, but if the right house doesn't have them, you're still willing to consider it.

The more we can get clear on those things upfront, the better we can set expectations and make the home search a whole lot easier.
