This is all probably in hindsight...

Because nobody in licensing school warned you that picking the wrong brokerage would set you back two years.

You studied.
You passed.
You got your license.

KC home values are up 5.2% from last year.
The metro just got named a top-10 national real estate market by both NAR and Zillow.

If you bought in this market in 2020, 2021, or 2022 and you have not pulled up your current mortgage balance recently, you might be surprised by what the gap looks like today.

That gap is a down payment.

The clients we are sitting across from right now who bought in Lee's Summit or Liberty or Overland Park a few years ago are finding out their next move is not as far away as they thought it was.

The home they told themselves they would get to eventually is closer than the number in their head.

The move-up conversation in Kansas City looks completely different when you run the real math instead of guessing at it.

Nobody told the Wichita market it was supposed to stop moving.

Median sale prices up 8% from last year. 860 homes pending as of this month. And buyers actually have time to make a decision without losing a house the same afternoon they toured it.

That last part is the one worth paying attention to.

In 2021 and 2022 you had about 48 hours before something decent was gone. Right now homes are sitting on market around 21 to 37 days depending on price range and neighborhood. That is not a broken market. That is a market that came back to something resembling normal.

The buyers we have been talking to who sat out the bidding war years are moving. More options. More negotiating room. Sellers who are actually having real conversations instead of just picking the highest number in a stack before the weekend.

For anyone thinking about upsizing in Wichita, both sides of the transaction are more workable than they have been in a while. You are selling into a market with real demand and price growth. You are buying into one where you can actually breathe during the process.

For sellers, the homes sitting right now have one thing in common and it is not bad luck. Pricing accurately still matters. The growth is real but buyers have options they did not have two years ago and they know it.

There is a window here. It is not permanent.
