✅ $227.3M in total sales volume — up 5.9% year-over-year
✅ Homes sold in an average of just 10 days
✅ Sellers got 100% of asking price on average

📉 Median sale price: $259,000 (down from $270,000 last July) — good news for buyers navigating this fast-moving market

Inventory is tightening too:
🔑 1,469 active listings at month's end (down from 1,503 in 2025)
🔑 Just a 2.3-month supply of homes
🔑 673 new contracts written in July, with 805 still pending

📊 Median sale price: $255,000 — up from $250,000 last year
⚡ Homes sold in just 9 days on average, at 100% of list price
Inventory is growing too:
🔑 1,426 active listings at month's end (up from 1,382 in 2025)
📆 Just 2.2 months' supply — still a seller's market
📝 732 new contracts written (up from 679 last year)
⏳ 910 contracts pending at month's end
