🏡 BIG CHANGES ARE COMING TO THE HOME APPRAISAL PROCESS!
If you’re planning to buy or sell a home, there’s an important change coming November 2, 2026 that you’ll want to know about.
📅 Starting November 2, 2026, Fannie Mae and Freddie Mac will require appraisals submitted for applicable conventional loans to use the new UAD 3.6 appraisal standard.
So… what does that actually mean for you?
The traditional appraisal forms we’ve been familiar with for years are being replaced with a new, more detailed and data-driven appraisal process. Instead of relying on the old standardized forms, appraisers will provide more structured information about the property, its characteristics, condition, improvements and comparable sales. 🏠 For Buyers:
This could mean more detailed information is being evaluated when determining a property’s value. Understanding the appraisal process—and making sure your offer is supported by the market—will be even more important.
🏡 For Sellers:
Accurate pricing and good documentation matter. Details about improvements, updates and features of your home may become even more important during the appraisal process.
And there’s another change worth knowing…
👉 Appraisers may be reaching out to listing agents more frequently for information about the property as they complete the new report. (NCREC Bulletins)
The bottom line:
This doesn’t mean your home will automatically appraise for more or less. It means the way appraisal information is collected, organized and reported is changing.
