A lot of homeowners have their house titled the way it's "always been done" (aka in their own name) without realizing what that means for their family down the road.

In Kansas, that typically means probate court before your heirs can inherit the home. That's months of process, sometimes over a year, and it's public record. A revocable living trust is a different way to hold title that generally avoids that entirely.

I'm not an attorney and this isn't legal advice, but it's a conversation worth having with one. My wife and I have this on our calendar to do soon. I figured I'd share what I've learned along the way.

Fresh off the MLS: August home sales in the Wichita metro were essentially flat compared to last year: 787 sales, down about 1% from 796.

What's more telling is what's happening around that number. Active listings are down over 6%, new listings are down nearly 9%, and months' supply (a measure of how much inventory is available) dropped almost 15% to just 2.3 months. Meanwhile, the average sale price climbed 6.2% year-over-year to $310,174.

Translation: roughly the same number of homes are selling, but there are fewer of them to choose from, and buyers are paying more for the ones that do sell. Homes are taking a bit longer on average (32 days vs. 30), but that's still a quick pace historically.

Year-to-date, total sales are up 6.3% over 2025 β€” a strong overall year even with a quieter August.

"Wait until spring. That's when the best homes hit the market."

You've probably heard that advice. Here's why I wouldn't follow it blindly.

Yes, spring brings more new listings. It also brings more buyers competing for them. Fall buyers get something different β€” and arguably just as valuable: time and information.

Homes that have sat a little longer in the fall market tell you things: how buyers have responded, whether the seller has adjusted price, how long it's really been listed. That's leverage in a negotiation.

I'm not saying every fall seller is desperate, or that lowballing is the move. Average sales prices actually go up in fall β€” though that's likely more about which homes are on the market than anything else.

The real question isn't "is spring or fall better." It's whether buying this fall makes sense for you. I break it all down in the video β€” link's in the comments.
