Side by side stories with DJ & I🤠
During my first semester of being his ranch help, Tracey & I went to go pick up some cattle. It was my first time pulling a gooseneck trailer and well, let’s just say at least I got the job done 😂👏🏻

If you’re a ranch wife or someone new to the industry, what’s something you did in the beginning that was difficult at first but now it’s easy for you to do?

This Glendale listing at 8632 N 48th Dr hit the market Thursday.

Showings started immediately.

By Saturday, there were 5 written offers, agents calling to ask if there were already offers in hand, buyers trying to move timelines around, strengthen terms, increase down payments and things got competitive pretty quickly.

Honestly, the phone activity alone was entertaining!

The sellers reviewed every offer and chose the one that made the most sense overall. Price matters, obviously, but so do financing strength, timelines, terms, and whether the whole thing feels likely to survive inspections, underwriting, and everybody’s emotions for the next few weeks.

The home is now under contract and there are still buyers considering backup offers.

Apparently “I need to think about it” disappears pretty quickly when five other buyers show up...
