This Glendale listing at 8632 N 48th Dr hit the market Thursday.

Showings started immediately.

By Saturday, there were 5 written offers, agents calling to ask if there were already offers in hand, buyers trying to move timelines around, strengthen terms, increase down payments and things got competitive pretty quickly.

Honestly, the phone activity alone was entertaining!

The sellers reviewed every offer and chose the one that made the most sense overall. Price matters, obviously, but so do financing strength, timelines, terms, and whether the whole thing feels likely to survive inspections, underwriting, and everybody’s emotions for the next few weeks.

The home is now under contract and there are still buyers considering backup offers.

Apparently “I need to think about it” disappears pretty quickly when five other buyers show up...

Not the big projects — everyone expects those.

It’s the small, unexpected things that pop up out of nowhere.

Something stops working, something needs adjusting, something you didn’t even know existed suddenly becomes your problem.

It’s not a bad thing… it’s just part of it.
And after a while, you get used to it.

You stop being surprised and just think,
“okay… what is this going to take to fix?”

It never really is.

But sometimes it’s just about stepping back for a second
and looking at how buyers are actually responding right now.

Once we do that, it usually becomes a lot clearer what needs to happen…and it feels a lot less like a setback and more like a reset.

A client of mine said something this week that really stuck with me for a minute…“I feel like I’m looking at this completely differently than a buyer would.”

And they’re right.

You’re looking at everything you’ve done over the years,
everything you’ve put into the house, all the little details that matter to you.

Buyers aren’t seeing it that way.
They’re walking in and trying to picture how their life fits into the space.

Once that clicks, it usually makes the whole process feel a little less frustrating…because it stops feeling personal and starts feeling like positioning.

I was talking with a client this week and we somehow got on the topic of how many houses they’ve looked at so far… and it was more than they thought.

At a certain point they all start to blur together a little.
Same layouts, same conversations, trying to remember which one had what.

That’s usually when I know we’re getting closer though.

Because once that happens, they stop going back and forth on every option…and it gets a lot easier to recognize the one that actually feels right.
