What does this mean for buyers and sellers?
🏠 SELLERS: With inventory at 163 homes and a Market Action Index of 26, buyers have choices. Simply putting a home on the market isn't enough. Price, condition, presentation, and marketing strategy are key to getting buyers' attention.
🔑 BUYERS: More inventory means more choices and potentially more room to negotiate. Homes are spending longer on the market, which may create opportunities to discuss price, seller concessions, repairs, or other terms.

The latest Wickenburg housing numbers are in! We’re seeing some interesting movement as we head toward the fall market.

🏡 Current Market Snapshot
✔️ Median List Price: $599,000
✔️ Inventory: 136 homes
✔️ Average Days on Market: 185 days
✔️ Median Days on Market: 144 days
✔️ Market Action Index: 29
✔️ Median Rent: $2,500/month
✔️ Price Per Sq. Ft.: $316

What do these numbers tell us?

📉 Asking prices have adjusted. The median list price is now $599,000, down from $629,500 on August 10. That may indicate sellers are becoming more responsive to current buyer expectations.

🏠 Inventory remains steady. We currently have 136 homes on the market—the same level we saw two weeks ago. Buyers still have choices, making proper pricing and presentation especially important for sellers.

⏱️ Homes are taking time to sell. With an average of 185 days on market and a median of 144 days, sellers need to be prepared for a longer marketing period. Pricing correctly from the beginning can make a big difference.

📈 Market Action increased slightly to 29. While conditions continue to provide buyers with choices, this small increase is something worth watching as we move into the fall season.

For Sellers: Buyers are out there, but they are selective. Price, condition, presentation, and marketing all matter.

For Buyers: Longer market times can create opportunities to negotiate not just on price, but potentially on closing costs, repairs, rate buy-downs, or other terms.

Remember, these are overall Wickenburg numbers. Your price range, neighborhood, property condition, acreage, horse privileges, and other features can tell a very different story.
